Die gesamte Wohnfläche beträgt cirka 90m². Beim Betreten der Wohnung gelangt man gleich in den Küchenbereich von dem aus das WC, das Badezimmer, das Wohnzimmer sowie ein Kabinett begehbar sind. Somit bildet dieser Bereich zusammen mit dem Wohnzimmer quasi den Mittelpunkt der Wohnung. Geht man durch die Küche hindurch zum Wohnzimmer, kann man von dort aus das zweite Kabinett sowie das größere Zimmer begehen. Insgesamt sind alle Zimmer mit großen, aber gut isolierten Altbaufenstern ausgestattet, die sehr viel Helligkeit in die Räume lassen.
Für die Zusammensetzung der WG gäbe es zwei Optionen, man könnte entweder eine 2er oder eine 3er Wg daraus machen.
Bei der Variante 2er WG, würde eine*r beide zwei Kabinette als eigene Wohnfläche bekommen, und der*die andere dafür das größere Zimmer. So kommt man jeweils auf 21m² für die "Zimmer" (Die Gesamtmiete, also all inkl. (auch schon mit Internet, Strom & Gas) würde sich dann auf 575€ belaufen)
Bei der Variante 3er WG, würde ich das größere Zimmer nehmen und die zwei kleineren Kabinette (die aber bereits Hochbetten enthalten und auch sehr geräumig sind) wären jeweils ein WG-Zimmer. Dementsprechend würde sich auch die Gesamtmiete der Wohnung anders, je nach eigener zur Verfügung stehender Wohnfläche verteilen (Die hier angegebene Preisvorgabe bezieht sich auf die Mietkosten in einer 3er WG --> die Mietkosten würden sich dann jeweils auf cirka 330€ oder 320€ pro Zimmer belaufen.
Je nachdem, welche Leute sich jetzt auf dieses Inserat hin melden, würde ich eine Entscheidung treffen. Bitte schreibt mir eventuell in der Nachricht gleich dazu, für welche Variante der Wohnsituation ihr euch interessiert!

The total living space for the flat is about 90m². When entering the apartment, you arrive at the kitchen area from which the toilet, the bathroom, the living room and one of the two cabinets are accessible (--> see the plan).This area, together with the living room, form the center of the apartment. If you go through the kitchen to the living room, you can enter the second cabinet and the larger room. Although the two cabinets are smaller, living in this flat is still quite spacious because you have the extra big living room and the kitchen. :) All rooms are really bright because of the high walls and big but new and well-insulated windows, which are typical for old buildings in Vienna. The window of one cabinet is directed into the green, inner courtyard, which offers a very nice view. Same for the window in the bathroom.
There are two options for the composition of the flat share, you could either make a 2-person flat or a 3-person flat out of it.
In the case of the 2-person flat share, one person would have both of the cabinets for their own private living space while the other would get the larger room. So each person will have 21m ² for the private living space and then the additional 50m² of the shared living space in the flat. With this option the rent will be of course more expensive but on the other hand you will also have a lot of space, which is really nice (the total rent would then be around 575€ per person)
In the case of the 3-person flat share, I would take the larger room and the two smaller cabinets will be free to rent (they already contain bunk beds/high beds, which makes them quite spacious too). Accordingly, the total rent of the apartment would also be distributed differently. The price given here refers to the rental costs in a 3-person flat share for one cabinet -> the rental cost would be around € 330 & € 320 per person then.

Die Wohnung befindet sich in der Yppengasse, im 16. Bezirk, die zwar direkt neben dem sonnigen Yppenplatz liegt, aber sehr ruhig ist. Die Straßenbahnlinien 43, 44 & 2 sowie die U-Bahn Stationen (U6) Josefstädter Straße und Alser Straße sind gut zu Fuß erreichbar. In der Nähe gibt es auch ausreichend Lebensmittel- oder andere Geschäfte, Fitnesscenter (Fitinn) zahlreiche Restaurants, Bars, etc. oder eben den Brunnenmarkt um einzukaufen. Schaut am besten selbst nach wegen der Lage, ich werde ja nämlich auch erst dorthin ziehen und kenne mich da noch nicht so gut aus ;-)

The apartment is located on Yppengasse, in the 16th district (Ottakring), which is right next to the sunny Yppenplatz, but is very quiet. The tram lines 43, 44 & 2 as well as the underground stations (U6) Josefstädter Straße and Alser Straße are within walking distance. It takes about 18 min to drive to the AKH and Med-UNI, 9 mins directly with the tram to the University of Vienna (Schottentor), 26 min to the TU or 15 min to the Mariahilfersraße. There are also enough grocery stores or other shops, fitness center (Fitinn), numerous restaurants, bars, etc. or the Brunnenmarkt for shopping around. It's best to have a look yourself for the location, bc I'll be moving there first and don't know my way around that well yet ;-)
Du würdest mit mir, Martina (26 Jahre), zusammenwohnen :) Ich komme ursprünglich aus Kärnten, lebe aber mittlerweile schon seit 7 Jahren in Wien, weil ich fürs Studium hergezogen bin und habe bisher in 3 Wohnungen gewohnt (alleine und WG'S), wobei ich schon viele Leute als Mitbewohner*innen kennengelernt habe. Aus meiner jetzigen WG muss ich ausziehen, weil der Mietvertrag ausläuft und sich unsere WG auch auflöst. Die Wohnung in der Yppengasse hat mir auf Anhieb sehr gut gefallen, weshalb ich mich dazu entschieden habe einzuziehen und eine WG daraus zu machen. Vor cirka drei Wochen habe ich nun auch begonnen in Wien Vollzeit zu arbeiten, mache aber nebenbei noch meinen Master fertig. Mich würd es freuen, wenn wir uns gut verstehen, auf einer Wellenlänge sind und das Zusammenleben in der WG nicht nur Mittel zum Zweck ist, sondern wir auch mal gemeinsam was unternehmen, kochen, Filme oder Serien schauen, Brettspiele spielen oder einfach bei einem Glaserl Wein zusammensitzen und quatschen würden. Natürlich brauche ich aber auch manchmal Zeit für mich alleine und berücksichtige das auch bei meinen Mitbewohner*innen. In meiner Freizeit bin ich gerne draußen in der Natur unterwegs, geh auch mal ins Museum, Theater, zu Ausstellungen, Konzerten oder in die Boulder- bzw. Kletterhalle. Generell würde ich mich als sehr aufgeschlossen, empathisch und entspannt beschreiben sowie interessiert daran immer wieder neue Dinge auszuprobieren bzw. auch durch Gespräche neue Dinge zu erfahren. Deshalb wäre es einfach am besten, dass wir uns einmal bei einem persönlichem Treffen (eventuell auch schon mit Besichtigung) kennenlernen, falls dir die Wohnung zusagt :)

Your flatmate would be me, Martina (26 years old). I am originally from Carinthia, but have now been living in Vienna for 7 years already. I moved here to study and have so far lived in 3 apartments (alone and in shared flats), where I already got many people as flatmates. Of my current flat share I have to move out because the lease is expiring and our flat share is also terminating. I immediately liked the apartment in Yppengasse, which is why I decided to move in and turn it into a shared apartment. About three weeks ago I started to work full-time in Vienna, but I am also finishing my master’s degree. I would be happy if we get along well and if we would also sometimes spend some time together, like cooking, watching films or series, playing board games or simply have a glass of wine and a good chat. Of course, I sometimes need time for myself and I also respect this need with other people. In my free time I like to be outdoors in nature, going to museums, theaters, exhibitions, concerts or gpoing to the bouldering or climbing hall. In general, I would describe myself as very open-minded, empathetic and relaxed and interested in trying out new things over and over again or learning new things through conversations. Therefore, it would simply be best that we get to know each other at a personal meeting (possibly with a visit), if you like the apartment :)
Die Kosten für Strom & Gas habe ich derzeit nur ungefähr einmal mit 100€ pro Monat bestimmt, es kann auch sein, dass diese weniger betragen werden. Ebenso habe ich die Kosten fürs Internet einmal mit 30€ monatlich berechnet.

I have only determined the costs for electricity & gas at around € 100 per month at the moment, it may also be that these will be less. I also calculated the costs for the Internet once at € 30 per month.
