Ich biete mein schönes WG Zimmer zur Untermiete an, bevor ich in eine neue WG ziehe und die Wohnung ab September an andere Mieter*innen übergeben wird.
Das Zimmer hat eine Größe von etwa 14 Quadratmetern und ist mit einem wunderschönen dunkelbraunen Altbau-Fischgrätenboden ausgestattet, den ich wirklich sehr vermissen werde. Durch das große Ostfenster strömt vor allem morgens und vormittags viel Sonnenlicht in den Raum. Dank seiner Ausrichtung zum Innenhof ist es absolut ruhig, und man kann im Sommer mit komplett geöffnetem Fenster entspannt schlafen.
Obwohl ich im Juli schon ausziehe, würde ich meine Möbel vorerst im Zimmer belassen und sie erst Ende August oder Anfang September in die neue WG mitnehmen. Somit könnte das Zimmer voll möbliert genutzt werden, gerne auch inklusive Bettwäsche und Handtüchern
Die Warmmiete beträgt 370€ und beinhaltet bereits alle Kosten. Angesichts der Lage, Größe des Zimmers und der wunderschönen, renovierten Altbauwohnung ist das glücklicherweise noch recht günstig. Für die beiden Monate würden somit insgesamt 740€ anfallen.
Die Wohnung verfügt außerdem über eine voll ausgestattete Küche, ein Badezimmer, eine separate Toilette und drei Schlafzimmer. Sie befindet sich im ersten Stock und ist mit einem Aufzug ausgestattet. Im Innenhof gibt es zudem Abstellmöglichkeiten für Fahrräder. In der Wohnung selbst stehen eine Waschmaschine, ein Geschirrspüler, ein Toaster, eine Kaffeemaschine und alles, was man sonst so braucht, zur Verfügung.

I am offering my beautiful room in a shared apartment for subletting before I move to a new flat and hand over the apartment to other tenants starting in September.
The room is approximately 14 square meters in size and features a stunning dark brown vintage herringbone parquet floor, which I will truly miss. The large east-facing window allows for plenty of sunlight, especially in the morning and forenoon. Due to its orientation towards the courtyard, it is extremely quiet, and during the summer, you can enjoy sleeping with the window wide open, something I have always appreciated.
Even though I will move out in July, I intend to leave my furniture in the room until the end of August or early September when I transfer them to my new place. This means the room can be fully furnished, including bedding and towels, for your convenience.
Fortunately, the rent is only 370€, including all expenses. Considering the location, the size of the room, and the beautifully renovated period apartment, this is still a very affordable rate. The total cost for the two months would amount to 740€.
Additionally, the apartment features a fully equipped kitchen, a bathroom, a separate toilet, and three bedrooms. It is situated on the first floor and is accessible by an elevator. In the courtyard, there are bicycle storage facilities available. Inside the apartment, you will find a washing machine, a dishwasher, a toaster, a coffee machine, and everything else you might need.
Die Wohnung befindet sich in einer wirklich perfekten Lage, in einer ruhigen Nebengasse im 17. Bezirk. Sie ist absolut zentrumsnah gelegen, sodass man mit dem Fahrrad oder den öffentlichen Verkehrsmitteln in kürzester Zeit die Innenstadt erreichen kann. Gleichzeitig ist der wunderschöne Wiener Wald, der als grüne Oase bekannt ist, nur 15 Minuten mit dem Fahrrad oder den öffentlichen Verkehrsmitteln entfernt.
In unmittelbarer Nähe der Wohnung fahren mehrere Straßenbahnlinien (44, 43, 2, 9 und 46). Außerdem kann man die U-Bahn-Linie U6 entweder zu Fuß in etwa 10 Minuten oder mit der Straßenbahn erreichen. Es gibt auch eine Vielzahl von Einkaufsmöglichkeiten in der Umgebung, darunter Billa Plus, Billa, Spar und Lidl. Ein Hofer ist etwa 10 Minuten entfernt und ein Lidl befindet sich direkt um die Ecke. Nur 5 Minuten entfernt liegt der Elterleinplatz, wo es ein kleines Einkaufszentrum sowie Bipa, Dm und Banken gibt.
Außerdem ist der wunderschöne und vor allem bei Studis sehr beliebte Yppenplatz in maximal 10 Minuten zu Fuß erreichbar. Dort gibt es süße Cafés, die zum Brunchen oder zum gemütlichen Ausklingen des Abends bei einem Aperol einladen.
Das Allgemeine Krankenhaus (AKH) ist ebenfalls nur 15 Minuten entfernt, und es gibt auch andere Krankenhäuser in der Nähe. Die Wohnung eignet sich daher auch gut für Medizinstudierende, die ein Praktikum in dieser Gegend absolvieren möchten. :)

The apartment is ideally located in a quiet side street in the 17th district. It is extremely close to the city center, allowing you to reach it in no time either by bike or public transportation. At the same time, the beautiful Vienna Woods, known as a green oasis, are only a 15-minute bike ride or public transport journey away.
Several tram lines (44, 43, 2, 9, and 46) operate in the immediate vicinity of the apartment. You can also reach the U6 metro line within a 10-minute walk or by tram. There are various shopping options in the area, including Billa Plus, Billa, Spar, and Lidl. Hofer is approximately 10 minutes away, and there is a Lidl just around the corner. Elterleinplatz, a small shopping center with Bipa, Dm, and banks, is only a 5-minute walk away.
Moreover, the beautiful and popular Yppenplatz, especially among students, is within a 10-minute walk. There, you can find charming cafes perfect for brunch or relaxing evenings with an Aperol.
The General Hospital (AKH) is also just 15 minutes away, and there are other hospitals nearby. Therefore, the apartment is also suitable for medical students who wish to do an internship in this area. :)
In der WG leben zwei andere Mädels, die studieren und viel unterwegs sind, aber trotzdem gerne mal für einen Kaffee zusammensitzen.
Momentan und gerade über den Sommer ist das WG Leben eher ruhiger und wir gehen alle unseren unterschiedlichen Plänen nach.
Außerdem wird Lea Anfang August ebenfalls in eine andere Wohnung umziehen, das heißt du würdest die halbe Zeit nur mit Lara zusammenwohnen und die Wohnung auch öfter für dich haben.
Für die zwei Monate suchen wir deshalb vor allem eine nette, rücksichtsvolle Person für die es auch okay ist, wenn gerade nicht so viel in der WG abgeht.

The shared apartment is currently inhabited by two other girls who are students and often busy with their own activities. Nevertheless, we enjoy sitting together for a coffee now and then. Especially during the summer, the WG life is calmer, and we all pursue our individual plans. Additionally, Lea will also move to another apartment at the beginning of August, which means you would only live with Lara for half of the time and have the apartment to yourself more often.
