Das 21 m2 große Zimmer wird vollmöbeliert mit Bett & Matratze (160x200cm), Nachttisch, Schreibtisch & -stuhl, Kommode, Bücherregale und Kästen übergeben. Außerdem sind alle Fenster in der Wohnung mit Jalousien ausgestattet. Da das Fenster in den Hof hinausgeht ist das Zimmer sehr ruhig.
Die Wohnung liegt im 1. Stock und es gibt einen Lift, der halbstöckig fährt. Die Küche bietet viel Stauraum und es gibt einen Herd, Ofen, Kühlschrank, Gefrierfach, Geschirrspüler und eine Waschmaschine. Auch an Küchenutensilien fehlt es nicht: Toaster, Wasserkocher, Geschirr, Besteck, Pfannen & Töpfe sind vorhanden, du müsstest also fast nichts zusätzliches mitbringen. Im Bad gibt es eine Badewanne und das WC ist extra. Das Highlight ist der Gemeinschaftsgarten, der mitbenutzt werden kann und sogar ziemlich groß ist!

The room, which is around 21 m2, is fully furnished with a bed & mattress , (160x200cm) night stand, desk & chair, dresser and closet. It has soundproof windows that are equipped with blinds. As the window looks out onto the courtyard, the room is very quiet.
The flat is located on the first floor and there is an elevator as well. The kitchen has a lot of storage space and there are a range, oven, fridge, freezer, dishwasher and washing machine. We have a lot of kitchen utensils such as a toaster, kettle, crockery, pans & pots so you don't necessarily need to bring much stuff with you. There's a bath tub in the bathroom and the toilet is separate. You can also use the shared garden in the back of the building if you like.
Die Wohnung liegt in einem der schönsten Bezirke Wien, nämlich in Döbling. Billa, Spar, DM und eine Apotheke sind in unter 3 Gehminuten erreichbar. Direkt unter der Wohung befindet sich auch gleich eine Bäckerei.
Die Anbindung ist mit dem 37er, der fast direkt vor der Haustür hält, ausgezeichnet. Außerdem ist die Haltestelle Spittelau in ca. 5 Gehminuten erreichbar. Hier hat man Zugang zu den U-Bahnen U4 und U6 sowie dem D-Wagen.
Zum Donaukanal braucht man zur Fuß maximal 10 Minuten und viele Parks (Wertheimstein-Park, Setagaya-Park, Währinger Park, Türkenschanzpark) befinden sich in Gehweite.
Vor allem für Studierende der BOKU oder der Uni Wien am ZTW oder UZA ist die Lage vorteilhaft.

The flat is located in Döbling, which is one of the best districts of Vienna, respectively. You can find grocery stores, a drugstore and a pharmacy are less than 3 minutes away and there's a bakery in the same building.
The next tramway, number 37, stops right across the street and the stop Spittelau is reachable in a five-minute walk. Here you can find access to the subways U4 and U6 as well as the tramway D. You can easily walk to the Danube Canal in less than 10 minutes and there are many parks around which you can reach by foot.
Da meine bisherige Mitbewohnerin Elisa nächstes Semester im Ausland verbringen wird, würdest du mit mir, Theresa, zusammenwohnen. Ich bin 21 Jahre alt und Studentin.

Das Einzugsdatum ist flexibel:
Anfangsdatum: ab Mitte Februar oder März
Enddatum: Juni bis September
Zusätzlich zur Miete kommt vierteljährlich noch ca. 36€ für die Haushaltsversicherung drauf.
Außerdem fällt eine Kaution von 1000€ an, die du natürlich beim Auszug wiedererhältst, wenn keine Schäden am Mietobjekt und dem Möbiliar vorliegt.
The move-in-date is flexible:
move-in-date: middle of Februay or March
move-out-date: June to September
There's also a 36€ fee for the household insurance which needs to be paid quarterly.
Apart from that you have to make a deposit of 1000€ which you'll get back if you leave the flat and the room in order.
