das Zimmer ist 14m² groß und hat zusätzlich einen 4m² großen begehbaren Kleiderschrank, insgesamt also 18 m². Der Kleiderschrank bietet bis unter die Decke viel Stauraum für alles Mögliche, nicht nur für Kleidung. Einen großen Spiegel zum Ankleiden gibt es auch.
Das Zimmer ist vollständig eingerichtet und folgende Möbel gehören dazu:
- Hemnes Bett 140 x 200 cm
- Ikea Strandmon 3er-Sofa & Sessel mit Hocker
- 2 Couchtische
- TV-Regal mit Ablagen
- Schreibtisch mit Sessel & Samsung-Monitor
- Leiterregal
- Stehlampe, 2x Deckenleuchte, LED-Strips
Das Zimmer ist außerdem als Smart Room umgebaut.
Beleuchtung (Smart-Glühbirnen und LED-Strips), Musik etc. können über ein integriertes Google Home-System per App oder per Sprachsteuerung gesteuert werden. Jede Lichtquelle kann auch individuell eingestellt werden, z.B. andere Farbe im Kleiderschrank als im Zimmer usw.
Für die Möbel und das Google Home möchte mein Mitbewohner gerne eine Ablöse von 650€.
Das Zimmer kann auch leer (ohne Möbel und ohne Ablöse) oder mit einem Teil der Möbel übernommen werden.
Die Miete beträgt 450€ inklusive aller Nebenkosten (Strom, Internet, Versicherung).
Es fällt keine Kaution an.
Das Zimmer ist ab 1.5. frei.

Hi,
The room itself has a size of 14 m² as well as a walk-in closet of 4 m², so all in all 18 m². The closet provides for a lot of storage room right up to the ceiling, for a lot more than just clothes. There is also a big mirror in the closet.
The room is fully furnitured and the following things are included:
- Hemnes Bed 140 x 200 cm
- Ikea Strandmon couch for 3 people & Strandmon chair with stool
- 2 couch tables
- TV rack
- Desk with chair & Samsung monitor
- Ladder shelf
- Floor lamp, 2x ceiling lamps, LED strips
The room is fully functional as a Smart Room. With the integrated Google Home Nest Hub, lighting (Smart bulbs & LED strips), music etc. can all be controlled via app or voice control. Each lamp can also be controlled individually, e. g. you can use a different light color in the closet and in the main room.
For the furniture and the smart equipment, my roommate would ask for a one-off payment of 650€.
The room can also be rented without any furniture and smart equipment and therefore without one-off payment or with only some of the furniture.
The rent of 450€ includes all additional costs such as power, internet and insurance.
There is no deposit payment.
The room will be free from 1.5.2022.
In 10 Minuten ist man am Handelskai bzw. an der Donauinsel. Am Handelskai liegt auch die Millennium City mit diversen Shops. Einkaufsmöglichkeiten gibt es auch in unmittelbarer Nähe zur Wohnung; Billa, Billa Plus und Spar sind in weniger als 5 Minuten zu erreichen, Hofer in 10 Min. In der Nachbarschaft gibt es außerdem Friseure, Imbisse, Trafiken, Drogeriemärkte etc. Außerdem liegen auch Augarten und Donaukanal in Laufweite.
Auch die Verkehrsanbindung der Wohnung ist super; in 3 Minuten ist man an der U6-Haltestelle Dresdner Straße und die S-Bahnhaltestelle Traisengasse (1 Station zum Praterstern) ist sogar noch näher. Man ist also innerhalb von etwa 15 Minuten am Hauptbahnhof. Die Straßenbahnlinien 2 und 15 sind auch zu Fuß zu erreichen.

Within 10 minutes of walking you can reach the Handelskai and Donauinsel. At Handelskai, there is also „Millennium City“, a shopping centre with a variety of shops and a cinema. There are multiple grocery stores close to the flat, reachable withing less than 5 minutes. Also close by are barber shops, takeaways, tobacco shops and drug stores. Donaukanal and Augarten are also within walking distance.
The flat is also very well connected to public transport; in 3 minutes you can reach the metro station „Dresdner Straße“ (line U6) and the train station Traisengasse (only 1 stop to Praterstern) is even closer. Tram lines 2 and 15 are also very near. In about 15 minutes you can reach Wien Central Station.
Wir, Mendim, 26, und Simon, 33, studieren beide in Wien, kommen ursprünglich aus Deutschland und wohnen seit drei bzw. zwei Jahren in Wien. Wir sind lockere, offene Typen, die gerne Musik hören und machen und gerne rausgehen (mit Mountainbike oder ohne). Wir verbringen gerne Zeit miteinander, kochen auch gerne zusammen und leben nicht nur „nebeneinander her“, geben uns gegenseitig aber auch Zeit für einen selbst.

We, Mendim, 26, and Simon, 33, both study in Vienna. We are originally from Germany and have been living here for 3 and 2 years, respectively. We are relaxed, open-minded guys, who like to listen to and make music (bass & guitar). We also enjoy going out (with mountain bikes or without).
