Zimmer in 2er Wg in ruhige, grüne, Siedlung (Erstbezug Juni 21). 3 Gehmin. zur U6 Alterlaa, Billa, Bipa, Interspar. Muss Hunde mögen (der Snoop wohnt hier teilzeit). Ost-gerichtetes Zimmer hat 12m2 (viel Morgensonne), Wohnung insgesamt 70, plus 18m2 Eckbalkon. Wohnküche (~30m2) & Balkon ost- und südseitig.
Fußbodenheizung über Fernwärme.
Das Zimmer hat einen Kleiderschrank und eine Kommode, die auf Wunsch entfernt werden können. Im Flur ist Platz für einen Schrank, wenn du mehr Platz im Zimmer haben willst.
Miete macht 50% von den (kalten) Wohnungskosten aus (Miete €944, Versicherung €20, Internet €24).
Die Wohnung ist sehr effizient zu heizen (ich habe seit Februar nicht mehr geheizt, und die Wohnung hat trotz lüften mehrmals am Tag nie unter 21-22 Grad). Ich gehe davon aus, dass Strom und Fernwärme trotz Energiekrise insgesamt €50-80 pro Person im Monat kosten werden (erste Jahresabrechnung kommt erst im neuen Jahr). Diese würde ich gern 50-50 teilen.
Zu meiner Person… ich bin ein eher ruhiger, aber lebensfreudiger Mensch. Ich komme ursprünglich aus Großbritannien. Beruflich bin ich AHS Lehrer, und bin auch Yoga- und Meditationslehrer. Ich bin 38 Jahre alt, und bin gerne in der Natur spazieren, klettern oder wandern. Sonst mach ich's mir gern am Sofa mit einem guten Buch oder Film bequem.

Room in 2-person flatshare in a quiet, green estate (finished June 21). 3 min walk to U6 Alterlaa, Billa, Bipa, Interspar.
Should like dogs (Snoop lives here part time).
East-facing room is 12m2 (lots of morning sun), apartment 70 in total, plus 18m2 corner balcony. Living room (~30m2) & balcony east- and south-facing.
Underfloor heating via Fernwärme.
The room has a wardrobe and chest of drawers that can be removed if desired. There‘s space in the hall for a cupboard if you want more space in the room.
Rent based on 50% of the (cold) housing costs (rent €944, insurance €20, internet €24).
The apartment is very efficient to heat (I haven't heated it since February and the apartment is always 21-22 degrees, even though I air it at least twice a day). I assume electricity and Fernwärme will cost (despite energy crisis) a total of €50-80 per person per month (the first annual bill will only come in the new year). We‘d split this 50-50.
About me... I'm a quiet, but lively person, and am originally from the UK. I am a high school teacher, but also teach yoga and meditation. I'm 38 years old and like to be in nature walking, climbing or hiking. Otherwise I like to make myself comfortable on the sofa with a good book or film.
