Das Zimmer ist 25 m² groß und verfügt über hohe
Decken, Fischgrätenböden und ein Fenster mit schönen Blick auf den Park 🏡☀️. Die Wände wurden kürzlich neu gestrichen. Das Zimmer wird komplett möbliert vermietet (Doppelbett mit Matratze, Schreibtisch und Kleiderschrank). Den Rest der Möbel, die du auf den Bildern sehen kannst, würde ich mitnehmen.
Die Wohnung liegt im 2. Stock, mit Aufzug. Auf jeder Etage gibt es einen Gemeinschaftsbalkon.
Insgesamt gibt es 5 Zimmer plus Küche, Badezimmer mit Badewanne und separater Toilette. Im Flur gibt es einen zusätzlichen Stauraum für Jacken und Schuhe.
Die Gesamtmiete für das Zimmer beträgt 573 Euro pro Monat bei einer Kaution von 940 Euro.
Der Einzugstermin ist flexibel und der Vertrag kann auch früher oder etwas später übernommen werden.

The room is 25m2 with high ceilings, wooden floors and a lovely view at the park ☀️🏡. The walls were recently repainted. The room will be rented fully furnished (double bed with mattress, desk, and a wardrobe). I would take the rest of the furniture you can see in the pictures with me.
The apartment is on the 2nd floor, with a lift. There is a communal balcony on each floor in the building.
There are 5 rooms in total, plus kitchen, bathroom with a bathtub and a separate toilet. There is some additonal storage place in the corridor for jackets and shoes.
The total rent for the room is 573 euros per month with a deposit of 940 euros.
The moving-in date is flexible and the contract could be taken over earlier or a bit later as well.
Die U4-Station Margaretengürtel liegt direkt vor der Tür, die Straßenbahnlinien 6 und 18 erreichst du in ca. 3 Minuten zu Fuß und die U6-Station Gumpendorferstraße in ca. 10 Minuten zu Fuß.
Zu den meisten Universitäten (Hauptuni, TU, Universität für Angewandte Kunst) besteht eine direkte Anbindung. Das Stadtzentrum kannst du innerhalb von 10 Minuten erreichen. Der Naschmarkt ist eine U-Bahn-Station entfernt. Innerhalb von 10-15 Gehminuten bist du an der Mariahilferstraße.
Sowohl im 5. als auch im 6. Bezirk sind in unmittelbarer Nähe coole Cafés und Bars. Es gibt auch mehrere Supermärkte (aka Billa und Hofer 🛒)

U4 Margaretengürtel station is right in front of the door, trams 6 and 18 are a 3 minute walk and U6 Station Gumpendorferstraße is an 10 minute walk.
There is a direct connection to most universities (Hauptuni, TU, University of Applied Arts). You can reach the city center within 10 minutes. Naschmarkt is one Ubahn station away. Within 10-15 walking minutes you can reach Mariahilferstraße.
Most importantly, you are in close proximity to cool cafes and bars both in the 5th and 6th district. There are several supermarkets around, such as Billa and Hofer.

Julia (25) kommt aus Polen und studiert Applied Arts and Human Rights an der Universität für Angewandte Kunst. In ihrer Freizeit besucht sie gerne Museen und Kunstausstellungen. Im Sommer geht sie oft mit ihren Freunden auf die Donauinsel und genießt die Natur. 🌸🌻
Rahel (21) ist aus Peru nach Wien gezogen und arbeitet derzeit Vollzeit. Sie hat an der MUK studiert und Musik ist eine ihrer größten Leidenschaften. Neben dem Musizieren macht sie gerne Sport (eine echte „gymrat“, wie sie sich selbst beschreibt 😉).
Es gibt noch ein weiteres Zimmer, in dem bald jemand Neues einziehen wird.
Wir sind eine internationale WG, weshalb entweder auf English oder auf Deutsch gesprochen wird. Wir treffen uns oft morgens in der Küche und trinken abends einen Kaffee oder chillen gemeinsam, da die meisten von uns tagsüber ziemlich beschäftigt sind. Es herrscht eine entspannte, freundliche und eher unkomplizierte Atmosphäre.

✨The flatmates✨
Julia (25) comes from Poland and studies Applied Arts and Human Rights at the University of Applied Arts. In her free time, she likes to visit museums and art exhibitions. In summer, she often goes to Donauinsel with her friends and enjoys the nature. 🌸🌻
Rahel (21) moved to Vienna from Peru and is currently working full-time. She studied at MUK and music is one of her biggest passions. Apart from making music, she enjoys a variety of different sports (a true ‚gymrat‘ as she describes herself 😉).
There is one more room where someone new will move in soon.
We live in a rather international environment and talk in either English or German. We often meet up in the kitchen in the mornings and have a coffee or chill together in the evenings since most of us are quite busy during the day. It’s a relaxed, friendly and rather uncomplicated atmosphere.
We currently have a cleaning plan set up for the common spaces.
