Es gibt einen großen Eingangsbereich. Viel Platz für Jacken Schuhe, vielleicht eine Couch für einen kleinen Aufenhaltsbereich für Sektfrühstücke und Brötchen.
Von diesem Vorraum gehen 4 Türen ab. Eine in ein kleines Klo, Eine in ein geräumiges, frisch renoviertes Bad mit Klo, Eine in die Küche die noch möbliert gehört, soll heißen Kühlschrank und Arbeitsflächen fehlen (Da ich die Wohnung erst Anfang März einrichten kann ist die Möglichkeit gegeben sich zu beteiligen) und die Letzte in ein Wohnzimmer in welchem ein Pianino steht. Vom Wohnzimmer kommt man in das erste geräumige Zimmer mit Blick auf den Fluß das zu vermieten ist. Von diesem erreicht man ein kleines Kabinett und einen kleinen begehbaren Wandschrank. Die Kombination aus großem Zimmer und Kabinett könnte sich für Pärchen oder Künstler anbieten und gemeinsam vermietet werden.
Ein kleiner Gang der vom Vorraum aus Parallel zur Straße nach hinten geht führt zu den letzten zwei Zimmern. Einem kleinen Kabinett welches Hofseitig ausgerichtet ist und ein großes zum Donaukanal ausgerichteten Einzelzimmer. Alle Zimmer sind sehr hell erleuchtet und bieten Platz für Bett und Schreibtische bieten sich also perfekt als Studenten oder Arbeitszimmer an.
When you enter the flat the first thing you enter is a big and cozy entrance area. Perfect for shoes and coats. There could also be a couch for entree purposes, if we ever want to have an early brunch with champagne and caviar. There are 4 doors branching from the entrance area. Two of them lead into the sanitary area. Meaning a rather large bathroom with a toilet a bathtub and a shower, recently renovated, and a small extra toilet. One of the doors lead to the kitchen. (As i can only start furnishing the flat at the beginning of march, there is a perfect chance to take part in setting up the flat to our wishes) The last door leads to the living room. A cozy and warm place with a lot of light flooding through the big windows looking out at the "Donaukanal". There is an upright piano waiting to be played and there will be couches and a big table to dine together. (again at the moment there is only the upright piano, but there will be more) From the living room to the right is another one of the bigger rooms, this one is for rent. it leads to a smaller room and a walk-in closet. I would rent these rooms together to have like a own little flat in the big one.
From the entrance area parallel to the "Donaukanal" leaves a little hallway with leads to 2 separate rooms. A small one looking out at the patio and a big room facing the river. This big room is the one you can rent. It´s one of the biggest rooms.
Gute Lage direkt am alten Donaukanal. Es gibt eine stark befahrene Straße direkt vor der Haustür, der Lärm hält sich jedoch in grenzen. Positiv sind die Schöne Aussicht auf den Donaukanal, die Jesuitenwiese die sich 2 Straßen hinter der Schüttelstrasse findet ist der perfekte Platz um sich im Sommer seinen Sportfreuden hinzugeben oder sich einfach unter einem Baum zu verlieren. Es gibt auch eine tolle Anbindung zu Uni und Stadt mit der 1er Linie die maximal 5 Minuten von der Wohnung entfernt wegfährt.
Its right at the border to the first district in vienna. Meaning by tram you are in the inner city in 10 - 15 minutes and at the main-university in 20 - 25 minutes. And the next subay-station is only 15 minutes by foot. There is a huge park right behind the flat perfect for summer activities etc. There are no buildings opposite of the flat because it looks straight out at the "Donaukanal". The only con is that the "Schüttelstraße" has high traffic in the morning and in the evening.
Geregeltes Leben. Hätte gerne eine saubere Wohnung und einen Putzplan. Es gibt eine große Küche und ein großes Wohnzimmer. Schön wäre es, Zeit miteinander verbringen zu können aber nicht zu müssen. Die Zimmer geben genügend Platz und Spielraum um sich unbelästigt zurückzuziehen.
Freunde einladen ist erwünscht aber es gehört auch dazu, dass nach Partys wieder aufgeräumt wird. Feiern sind erwünscht aber nur wenn alle beteiligt sind und gemeinsam wieder gesäubert wird.
I would love to have a clean flat. There should be a cleaning plan and you should be willing to clean. 145 square meter are no piece of cake to clean, but together it wont be a problem. I love cooking and parties and would appreciate if you would want to participate in all of these activities. I love reading an am ecstatic to be able to just sit in the living room and read and study. Friends are always welcome! And Parties as well! To keep the house clean there is one obligation to clean up if possible together after a party.
Die Wohnung ist noch nicht möbeliert. Im Laufe März wird dies geschehen. Hilfe nicht vonnöten aber wenn jemand Lust hat sich zu beteiligen und auch die WG-Partner auszusuchen ist diese WG eine grandiose Chance. Ein Wohnungsplan kommt im Laufe der nächsten Tage.

The flat isn't set up yet. I am still waiting for the old tenant to move out to be able to install a new kitchen an bring all the furnishings in place. I will only furnish the main living room and the kitchen. perhaps the entrance area. If you are willing, you are welcom to participate in setting up the flat and take part in the selection of the missing flatmates. I will put an apartment plan up as soon as i can.
