Es handelt sich um eine renovierte 3 Zimmer Altbauwohnung. Die Küche / Vorraum liegt zentral zwischen den Zimmern. Es gibt ein Bad und eine Toilette getrennt. Die Wohnung wurde vor 2 Jahren renoviert und ist damit im Top Zustand. Spülmaschine, Backofen, Kühlschrank und alle wichtigen Küchengeräte sind vorhanden.
Das Zimmer ist wunderschön. Es hat mit 25 Quadratmetern sehr viel Platz zu bieten. Durch das Hochbett ist es damit definitiv das Zimmer welches in der Wohnung am meisten Freiraum bietet. Durch die Süd-Ost-Ost Seite ist die Wohnung den ganzen Tag über sehr hell. Deswegen wachsen die Pflanzen hier wunderbar.
Das Zimmer liegt straßenseitig, weshalb man bei offenen Fenstern die Straße hört . Bei geschlossenen Fenster ist es voll okay. Mich hat es nicht gestört die letzten zwei Jahre hier ;)
Zudem gibt es einen Innenhof mit Bierbank und Gasgrill und einen Fahrradschuppen
Das Zimmer ist möbliert. Es wird erst einmal befristet vermietet.
Miete enthält alle Nebenkosten wie Strom, Gas, WLAN ..

It is a renovated 3 room old building apartment. The kitchen / anteroom is centrally located between the rooms. There is a bathroom and a toilet separately. The apartment was renovated 2 years ago and is therefore in top condition. Dishwasher, oven, refrigerator and all major kitchen appliances are vorhnden.
The room is beautiful. It has a lot of space to offer with 25 square meters. Due to the loft bed, it is definitely the room that offers the most free space in the apartment. Due to the south-east-east side, the apartment is very bright throughout the day. That's why the plants grow wonderfully here.
The room is located on the street side, which is why you can hear the street when the windows are open. With closed windows it is fully okay. It has not bothered me the last two years here ;)
There is also a courtyard with a beer bench and a gas grill and a bike shed.
The room is furnished .

Die Lage zwischen dem hippen neunten Bezirk mit vielen Bars und schönen Gebäuden und dem 18. Bezirk mit seinen Botschaften, Villen und weitläufigen Parks ist toll. Direkt hinter dem Haus liegt der Währinger Park für Tischtennis, Fussball, Basketball, Boccia etc.
Anbindung ist super. Die U6 Nussdorfer Straße ist nur 2 Minuten weg
Mit der U6 bist du schnell an allen Bars des Gürtels. Sowie in 7 Minuten auf der Donauinsel
Mit der Bim bist du in 10 Minuten an der Hauptuni und dem ersten Bezirk.

Sam (23), Robotikstudent aus Deutschland, der gerade sein Praktikum macht.
Und Julia (26), die gerade mehrere Sprachen studiert hat und mittlerweile als Lehrerin in Wien arbeitet
Beide sind sehr umgänglich und gesellig und immer für einen Smalltalk in der Küche oder ein Bier zu haben. Trotzdem geht jeder seinem Leben nach.
