Mit Mietvertrag und Anmeldung beim Einwohnermeldeamt. ALLES LEGAL.

The apartment is officially and legally rented by the owner.
A proper contract and money transfer to a German bank account.
I am renting a 2-room apartment (55sqm) for 1-2 persons temporarily. (max. 12 months). Extension is possible but not guaranteed.
The terrace (25sqm) is behind the house and can be used. There is a private garden that can be shared. You can also plant something if you wish.
The house is fully furnished.
The furniture will remain as in the pictures.
The hot water and the heating are central, not by electricity. Everything stated in a proper rental contract.
The price:
1100 € all inclusive (gas, electricity, internet).
No hidden costs, all inclusive, even the ARD fee is included!
With rental contract and registration at the town hall. ALL LEGAL.
The deposit is 2200,00 €.
A Schufa (solicitar ahora) -Auskuft and other papers are NOT necessary.
The notice period is 15 days to the end of the month. NO subletting!

Die Wohnung befindet sich in sehr ruhiger Lage ohne Straßenlärm. Keine direkten Nachbarn.
Durch die Haltestelle Ockerwitzer Straße ist eine gute Verkehrsanbindung gegeben. Straßenbahn 12 Richtung Postplatz, Bus 70 / 80 zum Elbepark, sowie Straßenbahn 1 und Bus 68 Richtung Postplatz. Alles innerhalb von 10 -15 Minuten vom Stadtzentrum entfernt. Einkaufsmöglichkeiten gibt es einige. Edeka, Lidl und Aldi sind z.B. in 5 min zu Fuß erreichbar. Post, Apotheke und verschiedene Ärzte sind ebenfalls in 5-10 min zu Fuß erreichbar.
Das Freibad Cotta ist in 10 Minuten zu Fuß erreichbar.

The flat is in a very quiet location with no street noise. No direct neighbours.
The Ockerwitzer Straße stop provides good transport connections. Tram 12 to Postplatz, bus 70 / 80 to Elbepark, tram 1 and bus 68 to Postplatz. All within 10-15 minutes of the city centre. There are several shopping facilities. Edeka, Lidl and Aldi, for example, are within 5 minutes walking distance. The post office, pharmacy and various doctors are also within a 5-10 minute walk.
The Cotta outdoor swimming pool is a 10-minute walk away.
Gas, Strom, Wasser und Internet sind bereits in den Nebenkosten enthalten.
