Gemütliche, möblierte 31m² Wohnung in Duisburg Neudorf-Süd

Ich suche für meine kleine, sehr gemütliche Wohnung für drei Monate (November bis Ende Januar) eine:n Untermieter:in, da ich ins Ausland gehe.
Die Wohnung liegt im 4. OG, in einer ruhigen Wohngegend. Es gibt ein Schlafzimmer, eine voll ausgestattete Küche/Wohnraum, ein Bad mit Dusche und einen kleinen Flur. Eine Waschmaschine und ein Trockenraum sind ebenfalls vorhanden, sodass in der Wohnung selbst keine Wäsche aufgehangen werden muss.
Es gibt sowohl Internet als auch Fernsehen. Auch bei Netflix und co. kann sich am TV eingeloggt werden.
Aufgrund der gegenüberliegenden Fenster kann gut gelüftet werden. Gleichzeitig muss wenig geheizt werden, da sich die kleinen Räume sehr schnell aufheizen.
Im Hinterhof (erreichbar nur mit Schlüssel) gibt es die Möglichkeit ein Fahrrad unterzustellen.

Da es keinen Balkon gibt, sollte in der Wohnung nicht geraucht werden.

Das Mietverhältnis wird durch einen Untermietvertrag festgehalten. Sollte die Nebenkostenabrechnung für die vermieteten Monate weniger/mehr betragen als angegeben, wird das entsprechend abgerechnet.

I am looking for a subtenant for my small, very cosy flat for three months (November to the end of January), as I am going abroad.
The flat is on the 4th floor, in a quiet residential area. There is one bedroom, a fully equipped kitchen/living room, a bathroom with a shower and a small hallway. A washing machine and drying room are also available, so there is no need to hang up laundry in the flat itself.
There is both internet and television. You can also log on to Netflix and co. on the TV.
Because of the position of the windows, ventilation is good in the apartment. At the same time, little heating is needed, as the small rooms heat up very quickly.
In the backyard (accessible only with a key) there is the possibility to store a bicycle.

As there is no balcony, smoking is not allowed in the flat.

The tenancy is governed by a subtenancy agreement. Should the service charge statement for the rented months be less/more than stated, it will be settled accordingly.
