Schöne Wohnung in super Lage - Wonderful apartment in a great location

Ich bin auf der Suche nach einem Nachmieter, der meinen Mietvertrag etwa Mitte Mai bis Anfang Juni übernimmt.
Die Wohnung besteht aus einem kleinen Flur, Bad mit Dusche über der Badewanne, Wohnzimmer, Küche, Schlafzimmer sowie einem wunderschönen Balkon mit Blick auf den Innenhof. Ich habe ein paar Fotos angehängt, wenn Sie Fragen haben, können Sie mir gerne eine Nachricht schicken oder zu einer Besichtigung vorbeikommen.
Meine aktuelle Miete beträgt 470 €/Monat kalt und 610 €/Monat mit Heizung, Wasser und Nebenkosten, die Miete wird für den Nachmieter etwas erhöht (Größenordnung 20-30 Euro).
WICHTIG:
Der neue Mieter muss einen Job haben, und die Wohnung ist nur für eine einzelne Person geeignet (keine Paare, sorry)

I am looking for a new tenant to take over my lease somewhere around mid-may to the start of June.
The apartment consists of a small hallway, bathroom with shower over the bathtub, living room, kitchen, bedroom as well as a wonderful balcony facing the inner courtyard. I have attached a few photos, if you have any questions feel free to send me a message or come by for a viewing.
My current rent is €470/month cold and €610/month with heating, water, and service fees, the rent will be increased a little for the next tenant (order of 20-30 euros).

The new tenant must have a job, and the apartment is only suitable for one single person (no couples, sorry)
