Ich bin auf der Suche nach einem Nachmieter, der meinen Mietvertrag etwa Mitte Mai bis Anfang Juni übernimmt.
Die Wohnung besteht aus einem kleinen Flur, Bad mit Dusche über der Badewanne, Wohnzimmer, Küche, Schlafzimmer sowie einem wunderschönen Balkon mit Blick auf den Innenhof. Ich habe ein paar Fotos angehängt, wenn Sie Fragen haben, können Sie mir gerne eine Nachricht schicken oder zu einer Besichtigung vorbeikommen.
Meine aktuelle Miete beträgt 470 €/Monat kalt und 610 €/Monat mit Heizung, Wasser und Nebenkosten, die Miete wird für den Nachmieter etwas erhöht (Größenordnung 20-30 Euro).
WICHTIG:
Der neue Mieter muss einen Job haben, und die Wohnung ist nur für eine einzelne Person geeignet (keine Paare, sorry)

I am looking for a new tenant to take over my lease somewhere around mid-may to the start of June.
The apartment consists of a small hallway, bathroom with shower over the bathtub, living room, kitchen, bedroom as well as a wonderful balcony facing the inner courtyard. I have attached a few photos, if you have any questions feel free to send me a message or come by for a viewing.
My current rent is €470/month cold and €610/month with heating, water, and service fees, the rent will be increased a little for the next tenant (order of 20-30 euros).
IMPORANT:
The new tenant must have a job, and the apartment is only suitable for one single person (no couples, sorry)

Die Wohnung liegt nur wenige Gehminuten entfernt von der Haltestelle Spannhagengarten, von welcher aus die Stadtbahnlinien 3, 7 und 9, sowie einige Busse fahren. Supermärkte (Denn's Biomarkt, Edeka and Penny) sind ebenfalls in unter 5 Gehminuten zu erreichen. In die Stadt benötigt man mit der Stadtbahn auch nur 10 min.
The apartment is a few minutes walk from Spannhagengarten, which is a stop of the 3, 7 and 9 trains, as well as a few busses. Grocery stores (Denn's Biomarkt, Edeka and Penny) are ~5 minutes walk away, and you can be in the city center within 10 minutes using the tram.
Ich möchte einen Teil meiner alten Möbel an einen Nachmieter verkaufen, Endpreis und welche Gegenstände verhandelbar sind. Herd, Backofen und Kühlschrank in der Küche sind Teil der Wohnung.
Mieter, die sich für die Wohnung bewerben möchten, müssen mitbringen:
- Eine Schufa (request now)
- Arbeitsnachweis (Vertrag + Lohnzettel der letzten drei Monate)
I prefer selling some of my old furniture to a new tenant, final price and which items is negotiable. Stove, oven, and refrigerator in the kitchen are part of the apartment.
Tenants that are interested in applying for the apartment must provide:
- A shufa
- Proof of employment (contract + payslip of the previous three months)
