3er WG zu übergeben, günstige Zimmermieten, Augarten/Donaukanalnähe

Sie ist ruhig gelegen, im 3. Stock (Lift vorhanden), und extrem gut verbunden: um die Ecke der Hannovermarkt (relativ günstiger Samstagmarkt und auch unter der Woche), 3-5min entfernt sind 5, 31, 33, 5b, 7min u4 Donaukanal, 10 min u6, Augarten, 15min Donauinsel.

Mein Zimmer ist bereits ab 1. September zu mieten, die anderen beiden meiner Miebewohnerinnen ab 1. Oktober, ab da müsste die Hauptmiete übernommen werden.

Damals haben wir zwei Monatsmieten Provision (ca 1900 Euro) zahlen müssen, die ihr euch quasi sparen könnt, daher würden wir uns für essentials, die wir für die Wohnung organisiert haben, gerne gegen eine realistische (verhandelbare) Ablöse dalassen: eine Waschmaschine, die wir letzten Oktober neu gekauft haben (Garantie läuft noch 2 weitere Jahre und sie ist allg. super), ein neues Schloss (altes Schloss haben wir aufgehoben), Duschstange, ein neuer gut funktionierender Staubsauger, die super Abdichtungen zwischen den Durchgangstüren (die Zimmer hören so einander nicht), hier und da ein paar Möbel, gegen wunsch ein Hochbett im Kabinett...

Jetzt die Clues:
Unser Vermieter, ein netter älterer Mann, ist immer da, wenns Probleme in der Wohnung gibt. Jedoch wünscht er sich die neue Hauptmiete persönlich kennenzulernen.
Da wir an die klassische 3-monatige Kündigungsfrist gebunden sind, müssen wir sehr bald wissen, wer die Wohnung übernehmen will, also bis Anfang Juli. Es wäre schade, wenn wir bis dahin niemanden finden, weil die Wohnung eig. recht günstig ist, wir alle organisierten Sachen rausreißen müssten und seine Marklerin wieder fett Provision einchecken kann.

Our landlord, a nice older man, is always there when there are problems in the flat. However, he would like to meet the new main tenant in person.
Since we are bound by the classic 3 month notice period, we need to know very soon who wants to take it over, by beginning of July. It would be a shame if we dont't find someone by then, because the flat is actually quite cheap, we would have to tear out all the organised things and his markler can check in again for a fat commission.
