Wir sind auf der Suche nach neuen Mietern für unsere schöne Wohnung. Sie liegt sehr zentral in der Nähe der Altstadt in einer sehr ruhigen und grünen Gegend. Einkaufsmöglichkeiten sind daher gleich in der Nähe (Apotheken, Bäckerei, Supermarkt etc.). Die Busanbindungen sind daher auch sehr gut (Martín Luther Platz). Ein Waldgebiet (auch Erlangen Berg) ist fußläufig zu erreichen.
Die Wohnung ist 54,95 m2 groß und bietet Platz für maximal zwei Personen (ideal für einen Single oder ein Paar). Sie hat eine große Terrasse, gemeinsamen Garten, einen Garagenstellplatz und einen Kellerraum (trocken, sehr sauber und angenehm). Das Gebäude
verfügt über eine Waschküche und einen Fahrradabstellraum. Der Vermieter bevorzugt Nichtraucher und keine Haustiere.
Die Nachmieter müssen die Küche (2 Jahre alt, mit Soft Close Funktion) von den Vormietern für ca. 1300 € kaufen. Bitte melden Sie sich nicht, wenn Sie nicht bereit sind, die Küche zu kaufen. Die Kaltmiete beträgt 630 € und 50 € für den Stellplatz, also insgesamt 680 €. Die Tiefgarage ist nicht optional.

We are looking for new tenants for our lovely flat. It is very central near the old city in a very calm and green area. Therefore, it is close to markets, pharmacies, etc. Naturally, the bus connection is very well (Martin Luther Platz). A forest region (also Erlangen Berg) is within walking distance.
The flat is 54.95 m2, allowing for a max of two people (ideal for a single or a couple). It has a big terrace, common garden, a closed car
park, and a cellar room that is tidy, clean and dry . The building has a laundry room and a bicycle storage hut. The landlord prefers non-smoking people with no pets.
The next tenants have to buy the kitchen (2 years old, premium quality with soft close function) from the previous tenants for ca 1300 €. Please, do not contact if you are not willing to buy the kitchen. Cold rent is 630 € and 50 € is for the parking space, summing up to 680 €. Parking space has to be taken.
