2 Zimmer in heller 2er WG in 65m^2 Wohnung im 19. Bezirk

Meine Mitbewohnerin und ich suchen für unsere Wohnung 2 Nachmieter da wir aus beruflichen Gründen ausziehen.
Das Einzugsdatum ist flexibel - vorzugsweise ab sofort bis Mitte März.
Die Wohnung kann auch als WG genutzt werden.

Die Wohnung wird vollmöbiliert gegen Ablöse übergeben.
Das größere Zimmer ist 16 m^2 groß und hat eine Loggia mit großen Fenstern wodurch es sehr hell ist. Im Zimmer befindet sich ein Bett (1,40 breit) mit Verstaumöglichkeiten darunter, ein Nachtkasten mit Schubladen, ein kleines gemütliches Ecksofa und ein Wandregal. In der Loggia befindet sich ein weiteres Wandregal und ein Schreibtisch mit Sessel. Die Loggia bietet sich ideal als Lernplatz an, da es dort sehr hell ist. Im Zimmer gibt es auch Vorhänge.
Vom Zimmer aus hat man einen Ausblick auf den gegenüberliegenden Park, siehe Fotos.
Die Ablöse für die Zimmermöbel ist 620€.

Das zweite Zimmer ist um die 12m^2 groß, hat eine Terassentür und ist dadurch auch sehr hell. Es befindet sich ein Bett (1,40 m breit), ein Kasten, Vorhangstange mit Vorhang und ein Tisch in dem Zimmer.
Ablöse ist 300€ für die Zimmermöbel.

Es gibt ein großes helles Wohnzimmer mit einer Balkontür. Außerdem eine offene Küche mit Elektroherd, Backofen, Mikrowelle, Kühlschrank (kein Gefrierfach), Dunstabzug und Geschirrspüler. Ein Fenster liegt am Innenhof wo es auch an heißeren Tagen tagsüber immer kühl ist und gut zum Lüften geeignet ist.

Das Bad ist modern ausgestattet mit einer Badewanne, einer Dusche mit Glastüren und einem Waschbecken. Außerdem gibt es ein separates WC mit Waschbecken. Und eine neue Waschmaschine.

Die Wohnung besitzt eine Bodenheizung. Dadurch, dass die Dämmung gut ist und eine Kaminschacht durch die Wand im Wohnzimmer verläuft, muss nur wenig bis gar nicht geheizt werden - je nachdem wie warm man es möchte.
Die Wohnung befindet sich im 4. Stock und es gibt einen Lift.
Haustiere sind erlaubt.

Im Hof gibt es einen Parkplatz für Autos und auch Räder können abgestellt werden.

Die Kaution ist 2236€.

My flatmate and me are moving out of our flat and are searching for 2 new tenants.

The bigger room is 16 m^2 and has a loggia with large windows which makes the room very bright. In the room there is a bed, a small cosy couch, a wall shelf and storage space under the bed. In the loggia there is another wall shelf and a desk with chair. The room has also curtains.
From the room you have a view of the park across the street, like you can see in the pictures.
The furniture redemption is 620€.

We have a large bright living room and an open kitchen with electric stove, oven, microwave, refrigerator (without freezer), extractor fan and dishwasher. One window faces the courtyard where it is always cool during the day even on hot days and is good for ventilation.

The bathroom is modernly furnished with a bathtub, a shower with glass doors and a sink. There is also a separate toilet with sink and a new washing machine in the anteroom.

The flat is heated by a floor heating. Due to good insulation and a chimney shaft that goes through the wall in the living room, only little to no heating is required - depending on how warm you want it.

The apartment is located on the 4th floor and there is an elevator.
Pets are allowed.

In the yard is parking space and also bikes can be parked.

Deposit is 2236€.
