Großes, sehr helles Zimmer in kreativer Friedrichshainer WG

Hallo liebe WG-Suchende :)

Zur Untermiete wird ein 21m² großes, voll möbliertes WG-Zimmer in einer Altbauwohnung in Berlin Friedrichshain ab 15.01.2024.
Das Zimmer ist komplett eingerichtet, ein sogenanntes "rundum sorglos Pakt" bedeutet,
enthalten ist ein Bett (1.4x2.0m, inkl. Decke und Kissen, wenn gewünscht), ein Kleiderschrank, ein weiterer Kleiderschrank steht noch im Keller, ein sehr großer Schreibtisch, und ein riesiges Wandregal, auch vorhanden sind Bettwäsche und Handtücher.
Bedeutet es muss nicht extra etwas gekauft werden.
Das Zimmer ist auf der Rückseite eines Hinterhauses, daher vom großen Trubel der Stadt ist nichts mitzubekommen.
Der Blick, aus dem Fenster, eher Berlin untypisch, denn dieser geht ins Grüne.
Die Wohnung liegt auch im bekannten Szene Kiez von Friedrichshain und es sind nur 7min zu laufen, zum bekannten Boxhagener Platz. Dort befindet sich die größte Bar-und Restaurantdichte Berlins.
Auch die Küche bietet eigentlich alles, großer Kühlschrank inkl. Tiefkühler, Gasherd mit Ofen, Geschirrspüler, Mikrowelle, Kaffeemaschine, Brotbackautomat, Reiskocher und Popcornmaschine.

Das große Bad, hat eine Badewanne mit Duschmöglichkeit und eine Waschmaschine.
Ansonsten bietet die Wohnung noch ein 35 qm großes künstlerisches Atelier, in dem Projekte umgesetzt werden können.
In den Abendstunden verwandelt dieses sich oft in ein Heimkino, in dem man sich gerne zusammen auf einer 3,50m x 3m Leinwand Filme in 4k schauen kann. netflix und prime inklusive :)

Zudem ist die Wohnung mit Fullspeed Internet ausgestattet, bedeutet 1000mbit download und 100mbit Upload.
In dem Preis sind alle Kosten inbegriffen, Strom, Gas, Nebenkosten, Internet und Versicherung.

Da das Zimmer komplett möbliert ist, möchte ich eine Kaution von 350€ haben.
Das Zimmer kostet 750€ .

Kurz zu mir, ich bin Stephan und in einer festen Beziehung, beruflich Kameramann und Photograph, und würde mich sehr freuen, wenn der/die neue Mitbewohner/in in eine ähnliche oder sogar gleiche Richtung streben.

Haustiere sind in der Wohnung leider nicht gestattet. Bitte nur Einzelpersonen, keine Paare!

Als wichtige Info eine Anmeldung ist leider auch nicht möglich, aber eine Wohnbescheinigung kann gerne ausgestellt werden. :)

A 21m², fully furnished room in a shared flat in an old building in Berlin Friedrichshain will be available for sublet from 15.01.2024.
The room is fully furnished, a so-called "all-round carefree pact" means,
includes a bed (1.4x2.0m, incl. blanket and pillow, if desired), a wardrobe, another wardrobe is still in the basement, a very large desk, and a huge wall shelf, also available are bed linen and towels.
Means you don't have to buy anything extra.
The room is at the back of a rear building, so there is no hustle and bustle of the city.
The view from the window is rather untypical of Berlin, as it looks out onto the countryside.
The flat is also located in the well-known trendy neighbourhood of Friedrichshain and it is only a 7-minute walk to the famous Boxhagener Platz. It has the highest density of bars and restaurants in Berlin.
The kitchen also has everything you need: a large fridge and freezer, gas hob with oven, dishwasher, microwave, coffee machine, bread maker, rice cooker and popcorn machine.

The large bathroom has a bathtub with shower and a washing machine.
The flat also has a 35 square metre artistic studio where projects can be realised.
In the evenings, this is often transformed into a home cinema where you can watch films together in 4k on a 3.50m x 3m screen. netlfix and amazon prime is included :)
The flat is also equipped with full-speed internet, which means 1000mbit download and 100mbit upload.
The price includes all costs, electricity, gas, utilities, internet and insurance.

As the room is fully furnished, I would like a deposit of 350€.
The room costs 750€.
Briefly about me, I am Stephan and in a steady relationship, professionally a cameraman and photographer, and would be very happy if the new flatmate(s) strive in a similar or even the same direction.

Unfortunately, pets are not allowed in the flat. Please only single persons, no couples!

As important information a registration is unfortunately not possible, but a certificate of residence can be issued. :)
