Ich biete ein Zimmer in meiner Wohnung zur Zwischenmiete an: 14,63m2 und im Herzen Wiens!

Ich bin 26-Jahre alt und Grafik Designerin. Idealerweise bist du gleich alt im Kopf, stehst auf saubere Altbauwohnungen und schätzt ein freundliches, unkompliziertes Miteinander. Bevorzugt machst du auch noch etwas Ähnliches wie ich: Dich in halbwegs geregelten Zeiten kreativ betätigen. Da ich 40h arbeite, wäre unsere WG keine Dauerparty, aber auch kein spaßbefreites Zweckwohnen.

Soweit gut? Dann hier die Hardfakts:
- Das Zimmer ist 14,62m2 groß, gemeinsame Räumlichkeiten (Küche, kleines Bad mit Badewanne/Duschwanne, separate Toilette und Vorraum mit Essplatz) 19m2. Aufgrund der Raumaufteilung gibt es leider kein extra Wohnzimmer.
- Das Zimmer ist möbliert.
- Küchenutensilien (inkl. Mikrowelle, Geschirrspüler mit Launen, Kaffeemaschine, Schmetterlingsbackform) sind in Hülle und Fülle vorhanden. Eine Waschmaschine gibts auch und einen Lift im Stiegenhaus.
- Das Zimmer liegt hofseitig, die gesamte Gasse ist aber schon ziemlich ruhig.

Das Beste kommt zum Schluss: Die Lage! Die Wohnung liegt wirklich nahe am Ring und der Lerchenfelderstraße, was den 7. und 1. Bezirk quasi vor die Haustür bringt.

Die besten Attraktionen in der Nachbarschaft:
- Museumsquartier
- Theater in der Josefstadt + Volkstheater
- Samstagsbiomarkt in der Langegasse
- Denns, Spar (Gourmet), Billa, Hofer, 2x BIPA, 2x Apotheke, Post, Bäckerei (2x Geier)
- sowie etliche Lokale und Shops

I am 26 years old and graphic designer. You’re the same age, love old Viennese buildings and appreciate a friendly, uncomplicated together? Most suitably: You do something similar to me and work creatively in more or less regulated times? Since I work 40h a week, our flat share would not be a permanent party, but also not a fun-free zone.

Well so far? Here are the hardfacts:
- The room is 14.62m2 large.
- Common areas (kitchen, small bathroom with bath and washing machine, separate toilet and entrance hall with a dining place) 19m2. Due to the room division there is unfortunately no extra living room.
- The room is furnished.
- Washing mashine and kitchen utensils (including microwave, dishwasher, coffee machine, butterfly-back form) are available.
- Elevator in the hallway
- The room is located in the courtyard, however the whole street is very quiet

The best comes to for last: the location! The apartment is really close to the ring street and the ‘Lerchenfelderstraße’, which brings the 7th and 1st district almost on the doorstep.
