Well-established professional couple looking for two year lease with small well-trained dog

My husband and I are moving to Munich for his Master's in engineering. We are 35/F and 34/M. We are both professionals, no children, quiet, clean, and we take great pride in where we live.

We do not speak fluent German, but we are both working with a private tutor and it is our goal to be fluent in German within the first year. We will try our best to speak as much German as we can from the beginning. We both love languages and speak bits and pieces of around eight languages. We have lived in multiple countries, in multiple cultures, and will have no issue maneuvering another international move, no culture shock, etc. We also have friends in Munich, Berlin, and Stuttgart. We know renting to foreigners can be intimidating, and maybe you've had a bad experience in the past, but we want to make your rental experience easy, painless, and be the best tenants you've ever had!

I own a US based online book publisher and am a lifestyle design coach and blogger. My environment is everything to my success, so please know we will take extremely good care of your property. My husband is a well known Transportation Engineer who will be studying at TUM and doing contract consulting projects.

We do have a small 10 kg dog that we rescued from India. She is very well trained, does not bark excessively (she whines when she knows it's walk time and barks when playing or fireworks only - never at the door or people), does not chew, eats and potties at specific times, and her waste is always cleaned immediately. When we are not home, she goes into a spacious crate, but never more than four hours. If it's over four hours, we make arrangements for her to go to a day kennel or have a dog walker. She sees a vet and groomer regularly, loves babies and cats, and knows commands in English, Arabic, and hand signals. She has always lived in a flat, but I would love to find something with a small garden just for play time and something new.

We are looking for at least 1 bedroom, preferabbly two (one can be smaller for a study room and office). I would like large windows, with a balcony or terrace, an existing kitchen built in, and a bathtub.

We do not smoke, we spend the weekends doing outdoor activities, we do not throw parties (although I would love to have dinner parties with my neighbors), and we don't fight or scream at each other like some married couples. ;-)

I think we are your dream tenants! We have a clean, clutter free, minimalistic, modern style. I clean my house daily, I don't sleep with dirty dishes in the sink, and we always pay on time. We are adult professionals, not party kids on budgets. If you can work with us on the learning German and be patient while we have broken German/need to speak in some English, and tolerate an adorable and well trained dog, we are ready to give you at least two easy years of having your flat rented!
