Die Wohnung ist ein 4-Zimmer-International WG ohne ein gemeinsames Wohnzimmer oder Gemeinschaftsraum. Die Küche bietet aber auch einen Ort, um tagsüber zu treffen. Jedes der vier Zimmer ist unabhängig vermietet. Die Schaffung einer gemütlichen und komfortablen Atmosphäre ist für mich von größter Bedeutung und es gibt keine "harten Kriterien" oder Anforderung in Bezug auf Geschlecht, Alter oder Aktivität im Leben.

The flat is a 4-room international WG without a shared living room or community room. However, the kitchen serves well as a place to meet during the day. Each of the four rooms is independently rented out. The creation of a homely and comfortable atmosphere is paramount for me and there is no "hard criteria" or requirement regarding gender, age or activity in life.

Sie haben Ihre eigene Waschmaschine in der Wohnung, die Sie rund um die Uhr so viel wie Sie möchten verwenden können. Ihre Wäsche muss in Ihrem Zimmer getrocknet/gehangen werden, da es keine Trocknungsmaschine gibt.

Wie wird die Wohnung beheizt und wer ist für die Wartung der Heizung verantwortlich?
Die Wohnung wird mit einer zentralen Heizung eines Gasbrenners (nicht Brennstoff oder Benzin, sondern Erdgas / Methan) beheizt. Die Kosten für Ihren Gasverbrauch werden durch Ihren Pauschalpreis abgedeckt, den Sie zahlen. Ihre Mietwohnung deckt alle Heizkosten ab. Die eventuell auftretenden Wartungskosten werden vom Vermieter erfasst.

Was ist die Politik zur Verlängerung des Mietvertrags nach dem ersten einjährigen Vertrag?
Drei Monate vor Ablauf des einjährigen Vertrags haben wir einen kurzen Aufruf zur Bewertung, ob Sie und ich unsere einjährige Vertragsbeziehung für ein weiteres Jahr verlängern möchten. Ich garantiere die gleichen Bedingungen (insbesondere den gleichen Preis) für den erneuerten Vertrag. Wenn Sie und ich einverstanden sind, werden wir den Vertrag mit den gleichen Bedingungen verlängern.

Wie erreiche ich den Besitzer bei Reparatur- und Wartungsbedarf?

Wie schnell werden Reparaturen und Wartungsprobleme behandelt?
Das hängt von der Dringlichkeit ab. Für Notfälle habe ich einen 24/7-Operator, wenn es beispielsweise eine Wasserleckage gibt. Normalerweise werden die Reparatur- und Wartungsanfragen mit mittlerer Dringlichkeit (z.B. die Waschmaschine hat aufgehört zu laufen) das Reparatur- und Wartungsteam das Problem innerhalb von 2-5 Werktagen in Abhängigkeit von der Dringlichkeit der Angelegenheit und in enger Kommunikation mit Ihnen behandelt.

Was ist der Prozess, um sich für die Wohnung zu bewerben und welche Dokumente muss ich zur Verfügung stellen?

Alles wird von einer brandneuen Waschmaschine, Kühlschrank, Ofen, Kochplatten (Induktion), Platten, Gläser, Besteck, Pfannen, Handtücher, Bettwäsche, Kissen, Bettwäsche und Staubsauger geliefert. Alle elektrischen Geräte verfügen über einen hohen Wirkungsgrad und einen geringen Stromverbrauch. Wenn Sie ein Fahrrad haben, können Sie den Hof parken.

What's the policy on smoking in the apartment?
Smoking inside of the apartment is strictly forbidden.

Is there parking space available for my bike? What is the associated cost?
Yes, bike parking for your bike is available in the inner courtyard and it is for free.

Can I sublet the apartment if needed?
Subletting is forbidden as long as it is not explicitly approved by the landlord after a personal video call and document review of the potential tenant.

Is there a laundry facility in the building / in the flat?
You have your own washing machine in the apartment that you can use 24/7 as much as you like. Your laundry must be dried/hanged in your room since there is no drying machine.

How is the apartment heated and who is responsible for maintenance of the heating system?
The apartment is heated with a central heating system of a gas burner (not fuel or gasoline, but natural gas / methane). The expenses for your gas consumption are covered by your lumpsum price that you pay. Your flat rate room rent covers all heating costs. Any maintenance costs that might occur are covered by the landlord.

What is the policy for renewing the lease after the initial one-year contract?
Three months before the one-year contract expiry date, we will have a brief call to evaluate if you and I would like to renew our one-year contract relationship for another year. I guarantee the same conditions (especially same price) for the renewed contract. If you and I agree, we will renew the contract with the same conditions.

How do I reach out to the owner in case of repair and maintenance needs?
If any repair or maintenance needs occur, you can contact me on WhatsApp or over my mobile phone and I delegate the repair or maintenance task to my respective operators in Berlin.

How quickly are repairs and maintenance issues typically addressed?
This depends on the urgency. For emergencies, I have a 24/7 operator if for example there is a water leakage. Normally, the repair and maintenance requests with medium urgency (e.g. the washing machine stopped running) the repair and maintenance team is addressing the issue within 2-5 working days depending on the urgency of the matter and in close communication with you.

What is the process to apply for the apartment and what documents do I need to provide?
I guarantee to respond to every single message that contains my name in the greeting line within 24 hours. After having clarified your potential open questions, we will schedule a 15-20min. get-to-know video call where I would like to get to know you a bit better. If you are shortlisted after the video call, I will ask you to send me a copy of your passport, permit of residence and other financial documents. This could be (non-exhaustive list) your own pay slip or income statement as a freelance or it could be a guarantee letter from your parents and their pay slip if you are e.g. a student or an intern.

When has the apartment been renovated and what are the appliances and furniture that is available and included in the lump sum rent?
The flat was renovated in 2024 and it is fully furnished. Everything is provided from a brand-new washing machine, fridge, oven, cooking plates (induction), plates, glasses, cutlery, pans, towels, bed sheets, pillows, linens, and vacuum cleaner. All electrical appliances have a high efficiency level and low electricity consumption. If you have a bicycle you are free to park it the courtyard.
