Hey,
Dein Zimmer liegt zur Nordseite mit zwei Fenstern, sodass das Zimmer immer schön hell ist. Mit ca. 20 m2 passt auch alles rein, was man braucht. Ein Teil der Möbel kann übernommen werden. Das müsste nochmal besprochen werden.
Die Wohnung hat eine schöne große Küche, die auch Aufenthaltsraum bietet, falls mal mehr Besuch da ist. Außerdem sind Dusche und WC getrennt, was sehr praktisch ist.
Die Dachterrasse, auf der im Sommer den ganzen Tag Sonne ist, ist nur drei Stufen von unserer Wohnung entfernt und kann theoretisch von allen Parteien genutzt werden, im letzten Sommer hatten wir die aber praktisch für uns alleine.

Your room is on the north side with two windows, so the room is always nice and bright. With about 20 m2 also fits everything you need.
The apartment has a nice big kitchen, which also offers lounge, if times more visitors are there. In addition, shower and toilet are separate, which is very convenient.
The roof terrace, where in summer is the sun all day, is only three steps away from our apartment and can theoretically be used by all parties, but last summer we had it practically for ourselves.
Direkt vor der Haustür liegt die Haltestelle Scheibenstraße, von der im Minutentakt alle möglichen Linien abfahren. Fußläufig ist die Innenstadt in 15 Minuten zu erreichen. Einkaufsmöglichkeiten gibt es genug direkt um die Ecke.

Directly in front of the door is the Scheibenstraße stop, from which all possible lines depart every minute. The city center can be reached on foot in 15 minutes. There are plenty of shopping opportunities right around the corner.
Du würdest mit mir (Jonathan) zusammenleben. Ich bin 21 und bin im vierten Semester meines Maschinenbau Studiums.
In meiner Freizeit, spiele ich Posaune, mach gerne Sport und treffe mich mit Freunden. Ich freue mich auf eine offene und kommunikative Person als neuen Mitbewohner.

Die Nebenkosten beinhalten Strom, Gez, Gas usw. Da neue Verträge abgeschlossen werden müssen, kann es sich leicht ändern.
Der Abschlag von 400€ ist für die Küche, den bekommst du natürlich genauso wie die Kaution zurück, wenn du die WG wieder verlassen solltest.
Der alte Mitbewohner ist mit seinem Studium fertig und zieht weg. Ein wenig Flexibilität ein bisschen früher auszuziehen, besteht bei ihm.

Utilities include electricity, gez, gas, etc. Since new contracts have to be signed, it can easily change.
The 400€ deposit is for the kitchen, you will get it back as well as the deposit if you leave the flat share.
