Hello, :

The room;
we rent our NON-RAUCHER-WG room from 01.06. 2025, possibly earlier.
It will only be rented for 2 semesters in a fixed period and with mutual satisfaction - > of course, it will be much longer.
The WG room is about 21sqm, fully furnished, friendly, central and bright, as the ceiling height is 3.20m.

the location;
- our apartment is super central;
the bus station is in front of the door :)
1 min walk from the train station
3-5 min walk from the city centre,
With the bike about 10 min to the university.
- in Strasbourg you are quickly from the train station. (approx. 30 min.)

- Aldi, Lidl, Kaufland and all shops in the center are very close.

the equipment;
Our kitchen is normally equipped with all kinds of kitchen utensils such as pots, pans, cutlery, dishes, refrigerator, etc. and also has a dishwasher.
The shower room is quite small, but with window. WC is separate, also with window.

The apartment is located in the 2nd floor of a quiet, older, but newly renovated practical and multi-family house. The house and the neighbors are quiet and it would be nice if you respect their lifestyle.

The WG life;
We are a WG from students/time interns or young academics.
Everyone has its own rhythm, which leads us to meet each other in the evening, usually in the kitchen, to cook, eat and talk.
You fit in our WG if you have reliable, friendly, tolerant ... and some sense of humor and cleanliness :)

We also go out together: cinema, restaurant, ... or like to drive sports, such as, fitness, swimming, hiking, ...usually under the week, as we are predominantly weekend - going home and
a predominantly weekend home driver*in, commuter*in is again preferred.

We are all non-smokers and value the bathroom, hallway and kitchen, after use, clean and tidy behind :)
Our motto; everything can, nothing has to, and who wants his rest, then just closes the room door behind him.

costs;
The predefined WG rental is with all the additional costs, but we also have
20.- Euro for the monthly allg. WG costs, such as toilet paper, kitchen roll, soap, water filter, ground apron, cleaning, rinsing, and disinfectant, etc.
Because of our weekend commuters who bring their laundry home to wash, the washing machine is not taken into account when billing. For fairness-half, it is extra chargeable.

Other:
Please only ask people who are "absolute non-smoking" and who have no alcohol or drug problems.

Das Zimmer;
wir vermieten unser NICHTRAUCHER-WG-Zimmer ab 01.06. 2025, ev. früher.
Es wird erst für 2 Semester lang befristet vermietet und bei gegenseitigem Zufriedenheit - > natürlich gerne länger.
Das WG-Zimmer ist ca. 21qm groß, vollmöbliert, freundlich, zentral und hell, da die Deckenhöhe 3,20m beträgt.

Die Lage;
- unsere Wohnung liegt super zentral;
der Busbahnhof ist vor der Haustür :)
1 min. zu Fuß vom Bahnhof
3-5 min. zu Fuß vom Stadtzentrum,
Mit dem Rad ca.10 min zur Hochschule.
- in Straßburg bist Du schnell vom Bahnhof aus mit dem Zug. (ca. 30 min.)

- Aldi, Lidl, Kaufland und alle Geschäfte im Zentrum sind ganz in der Nähe.

Die Ausstattung;
Unsere Küche ist normal ausgestattet, mit allg. Küchenutensilien wie Töpfe, Pfannen, Besteck, Geschier, Kühlschrank, ... etc. und hat auch eine Spülmaschine.
Das Duschbad ist recht klein, aber mit Fenster. WC liegt separat, auch mit Fenster.

Die Wohnung befindet sich im 2.OG eines ruhigen, älteren, aber neu renovierten Praxis- und Mehrfamilienhauses. Das Haus und die Nachbarn sind ruhig und es wäre schön, wenn Du deren Lebensstil respektierst.

Das WG-Leben;
Wir sind eine WG aus Studierenden/ mal Praktikanten , bzw. junge Akademiker*innen.
Jeder hat seinen eigenen Rhythmus, was dazu führt, dass wir eher abends miteinander treffen, meistens in der Küche, zum kochen, essen und zu sprechen.
Du passt in unserem WG, wenn Du zuverlässig, freundlich, tolerant ... und etwas Sinn für Humor und Sauberkeit hast :)

Wir gehen auch mal zusammen aus: Kino, Restaurant, ... oder treiben gerne Sport, wie, Fitness, schwimmen, wandern, ...meist unter der Woche, da wir überwiegend Wochenend - Heimfahren sind und
so wird erneut eine/n überwiegend Wochenendheimfahrer*in, Pendler*in bevorzugt.

Wir sind alle Nichtrauchern/Innen und legen Wert das Bad, Flur und die Küche, nach der Benutzung, sauber und aufgeräumt hinterzulassen :)
Unser Motto; alles kann, nichts muss, .... und wer seine Ruhe möchte, dann schließt einfach die Zimmertür hinter sich.

Die Kosten;
Die vorgegebene WG-Miete ist mit allen Nebenkosten, allerdings wir haben zusätzlich
20.- Euro für die monatliche allg. WG-Kosten, wie Klopapier, Küchenrolle, Seife, -Wasserfilter, Grundgewürze, Putz-, Spül-, und Desinfektionsmittel, ... etc. Was davon noch übrigbleibt, kochen wir mal je nach Zeit, Lust und Laune zusammen, oder gehen wir zusammen aus.
Wegen unser Wochenend Pendler, die ihre Wäsche zum waschen nach Hause bringen, wird die Waschmaschine bei der Abrechnung nicht berücksichtigt. Für fairness-halber ist sie extra kostenpflichtig.

Sonstiges:
Bitte nur Anfragen von Personen die "absolute Nichtraucherinnen/Nichtraucher" sind und die auch keine Alkohol- oder Drogenprobleme haben.
