Meine 3 Zimmer Wohnung sucht zum 1.8. (evt. etwas eher) neue Bewohner.

Wichtigste Info zuerst:
Zurzeit wird die Wohnung noch renoviert, aber eine Besichtigung ist an den Wochenenden möglich. Videokonferenz über skype geht auch.

Das hier angebotene Zimmer hat ungefähr 12,5 m² und ist möbliert. (Bett, Schreibtisch, Stuhl, Kommode oder Kleiderschrank). Im Kellerabteil ist noch ein bisschen Platz, wenn du lieber eigene Möbel haben willst. Dort ist auch ein abschließbarer Fahrradraum und ein Trockenraum mit Wäscheleinen.

Die Küche ist mit allem ausgestattet, zudem gibt es noch eine zusätzliche Kühl-Gefrierkombination im Keller, die ist derzeit aber nicht angeschlossen.
Das innenliegende Badezimmer hat eine Badewanne und hier steht auch die Waschmaschine.

Zu der Wohnung gehört ein abgeschlossenes Gartenstück (so eine Art Schrebergarten mit kleinem Geräteschuppen) hinter dem Haus, das mitbenutzt werden darf und sollte. Es gibt dort einen Strom- und Wasseranschluss.
Am großen Zimmer befindet sich noch ein Balkon. Da müsstet ihr euch innerhalb der WG einig werden, ob den alle benutzen dürfen.

Der 100MB Internetanschluss läuft über die Telekom.

Die Straße ist sehr ruhig und man blickt von allen Zimmern aus auf Bäume. Parkplätze gibt es ausreichend vor der Tür.
Netto und Lidl sind innerhalb von 5 Min. Fußmarsch zu erreichen. Weitere Supermärkte sind um die Ecke. Bushaltestelle ist neben Netto, von dort gibt es Busse zum Potsdam Hauptbahnhof und den Bahnhöfen Griebnitzsee und Medienstadt mit Anschluss nach Berlin. Bis zum Einkaufszentrum am Stern sind es auch nur ca. 2km. Die nächste Straßenbahn ist maximal 10 Minuten Fußweg entfernt. Bis zum GFZ sind es beispielsweise 20 Minuten mit dem Fahrrad. In der Nähe sind Sportplätze inkl. Beachvolleyballfeld und ein Hallenbad.

Die Miete beträgt pauschal inkl. aller Nebenkosten 400,-€ im Monat. Nur um die GEZ musst du dich selbst kümmern.
Die Kaution beträgt zwei Monatsmieten. Vor Anmietung benötige ich einen Nachweis über ein regelmäßiges Einkommen und den Abschluss einer Haftpflichtversicherung. Schufaauskunft wäre ein Bonus.

Da in der Wohnung neuer Teppichboden ausliegt, könnte es mit Haustieren etwas kritisch werden, aber ich möchte es vorerst nicht ausschließen. Zudem würde ich es vorziehen, wenn nur draußen (auf dem Balkon) geraucht wird.

Hi!

First things first, I am currently renovating the apartment but at the weekends you can have a look at the room/s or we can have a video chat via skype.

The room on offer starting 01.08. (maybe a little bit earlier) is 12,5 m² and furnished with a bed, desk, chair and a wardrobe or chest of drawers. There is a cellar compartment with a little bit of storage left. Additionally there is a locked bike storage and a room with clotheslines.

The kitchen is ready to use including a microwave. There is an additional fridge in the cellar. (Not plugged in at the moment)
The bathroom has a bathtub and the washing machine is there as well.

There is a garden compartment behind the house where only the tenants of this flat have access to. Please feel free to use it. It has a little shed to store the garden tools. There is a water and an electricity outlet.
There is also a balcony attached to the biggest room. But you need to negotiate with your roommate if you can use it, too.

Internet is a 100MB connection with Telekom.

The street is very quiet and looking out of any window you‘ll see green. Parkingspots are on the street and almost always available.

Netto and Lidl are 5 minutes by foot. There are many other supermarkets within a mile radius.
The bus stop is next to Netto with connections to Potsdam mainstation, Griebnitzsee and Potsdam Medienstadt (from there it is easy to get to Berlin).
There is a big shopping center „Am Stern“ about 2 km away. The next tram station is maximum 10 minutes by foot. The Geoforschungszentrum (GFZ) is about 20 minutes by bike according to the previous tenant.
Also around the corner a sports ground with a beachvolleyball field and an indoor swimming pool.

The rent is 400,-€ a month all inclusive. Except GEZ, you have to take care of yourself.
The deposit is 800,-€. Before renting I need a proof of a regular income and a liability insurance. (Haftpflichtversicherung)

There is a new carpet floor in the apartment so please, if you need to smoke do it outside (on the balcony). And ask before bringing any pets. It is negotiable.
