Ich suche eine Nachmieter*in für meine zentral gelegene, ca. 35m2 große Wohnung in der Klagenfurter Innenstadt, da ich für mein Doktoratsprojekt ins Ausland umziehe. Die Wohnung ist ab dem 15.9.2023 zu vergeben, der genaue Übergabetermin ist flexibel.
Die Wohnung liegt im 1. Stock und besteht aus einem Wohnraum, einem separaten Nebenraum mit Küchenblock, einem großen Vorraum und einem Badezimmer mit Dusche und WC. Die Wohnung erreicht man über ein offenes Stiegenhaus mit kleiner Innenhofterrasse, auf die auch die Fenster von Badezimmer und Küche hinausgehen. Von den Fenstern des Hauptraums schaut man in die Bäckergasse.

I am looking for a new tenant for my centrally located approx. 35m2 apartment in the city center of Klagenfurt since I am moving abroad for my PhD project. The apartment is available from 15.09.2023, the exact date is flexible.
The apartment is located on the 1st floor and consists of a living room, a separate room with kitchenette, a large hallway and a bathroom with shower and toilet. The apartment is reached via an open staircase with a small courtyard terrace. The windows of the bathroom and kitchen also open to this terrace. The windows of the main room look into the Bäckergasse.
Die Wohnung liegt in der Bäckergasse 11. Zum Neuen Platz sind es 5 Gehminuten, zum Klagenfurter Hauptbahnhof 10 Gehminuten. Die Uni Klagenfurt ist in 15min mit dem Fahrrad oder 20min mit dem Bus sehr gut erreichbar. Zahlreiche Einkaufsmöglichkeiten, Restaurants und Bars sowie Busstationen befinden sich in unmittelbarer Umgebung.

The apartment's address is Bäckergasse 11. The apartment is a 5-minute walk from Neuer Platz and a 10-minute walk from Klagenfurt's main train station. The University of Klagenfurt is easily reachable by bike in 15min or by bus in 20min. There are numerous shops, restaurants and bars as well as bus stations nearby.
Die monatliche Miete inklusive Betriebskosten ohne Strom und Heizung beträgt 340€, die Kaution 1000€.
