Während eines 6-monatigen Auslandsaufenthalts suche ich eine:n Untermieter:in zur Zwischenmiete.
Bei der Wohnung handelt es sich eigentlich um eine schöne 2-Zimmer Altbau-Wohnung (aber gut isoliert!) in der Nähe der HTW Berlin. Während des Zeitraums möchte ich allerdings nur das größere der beiden Zimmer untervermieten. Da ich während dieser Zeit nur an einigen Tagen Zuhause sein werde (z.B. über Weihnachten), hättet ihr die Wohnung jedoch quasi für euch alleine.
Die Wohnung ist vollständig möbliert. Das Mitbringen eigener Möbel wäre nur begrenzt möglich und müsste ggf. besprochen werden.
Wenn ihr Interesse an der Wohnung habt, schickt mir bitte eine ausführliche Anfrage, in der ihr euch kurz vorstellt und mir mitteilt, wer ihr seid, warum du ihr euch für die Wohnung interessiert und wie ich euch am besten erreichen kann. Bitte meldet euch nur, wenn ihr
- eine Haftpflichtversicherung besitzt
- ein stetiges, monatliches Einkommen besitzt oder jemand für euch bürgen kann
- ihr zur Kenntnis genommen habt, dass die Wohnung/das Zimmer nur für einen begrenzten Zeitraum untervermietet wird
- das Zimmer leider nicht für Paare geeignet ist, sodass ich es nur an Einzelpersonen vermiete
- ihr die Wohnung möglichst für den gesamten Zeitraum mieten könnt
- ihr keine/kaum eigene Möbel mitbringen müsst
- keine Haustiere besitzt
- es für euch in Ordnung ist, dass ich eventuell auch für einige Tage Zuhause sein werde

I am looking for a nice subtenant for interim rent that looks out for my apartment while I’m abroad for 6 months.
The apartment is a nice 2-room apartment located close to HTW Berlin. During the period, however, I will only sublet the larger of the two rooms. But as I will be home only on some days during this time (e.g., for Christmas), you will have the apartment almost exclusively for yourself.
The apartment is fully furnished. Bringing your own furniture is only be possible to a very limited extent, so we would need to discuss this.
If you are interested in the apartment/room, please send me a detailed request in which you briefly introduce yourself and tell me who you are, why you are interested in the apartment and how I can best reach you. Please contact me only if you
- have a liability insurance
- have a steady, monthly income or someone who can vouch for you
- you have taken note that I sublet the room/apartment only for a limited period of time
- you have taken note that the room is not suitable for couples, so that I will only rent it out to individuals
- You can rent the apartment for the whole period (at least for 4 months)
- You don’t/hardly need to bring your own furniture (unfortunately, this is only possible to a very limited extent)
- You are ok that I might be around for a couple of days during this period (extra costs will be shared then, of course)
- You don’t need to bring any pets
- You’ve carefully read this announcement ;-)
Die Wohnung befindet sich in einem Mehrfamilienhaus in ruhiger Lage in der Nähe der Hochschule für Technik und Wirtschaft (HTW).
Sowohl die Spree als auch die Wuhlheide sind fußläufig erreichbar (5 - 10 Minuten).
Die Straßenbahnstation ist 3-5 Minuten zu Fuß entfernt.
Zudem erreicht man die S-Bahnhöfe Schöneweide und Karlshorst in 10-15 Minuten mit dem Fahrrad.
In der Wilhelminenhofstraße findet ihr zudem diverse Bars und Restaurants.

The apartment is located in a quiet neighbourhood close to University of Applied Sciences for Engineering and Economics (HTW).
Spree and Wuhlheide are within walking distance (5 - 10 minutes).
The streetcar station is 3-5 minutes away on foot. In addition, you can also reach the S-Bahn stations Schöneweide and Karlshorst in 10-15 minutes by bike.
!!! WICHTIG !!!
Leider kann ich für die Nebenkosten derzeit leider keinen pauschalen Betrag anbieten. Bei dem Nebenkostenabschlag habe ich daher bereits versucht, die aktuelle Situation zu berücksichtigen. Ich hoffe, dass die Schätzung realistisch ist und ihr am Ende Geld zurückbekommt (was natürlich auch von euch abhängt). Leider ist das derzeit schwer abzuschätzen. Ich bitte da um Verständnis. Selbstverständlich zahlt ihr nur das, was ihr verbraucht. An den (seltenen) Tagen, an denen ich mich auch in der Wohnung aufhalte, werden die Kosten natürlich entsprechend geteilt.
Der Nebenkostenabschlag enthält u.a. die Kosten für Internet, Strom und Heizung.

Regarding the service charge discount: Please note that I’m unable to offer a fixed amount for the incidental expenses. However, I have tried to account for the current situation already. Hopefully, the estimate is realistic and you will get money back in the end (which also depends on your energy consumption, ofc). Unfortunately, this is hard to tell at the moment. Thanks for your understanding. Of course, you only pay for the energy you use. On the (rare) days when I am also in the apartment, the costs will be split.
The service charge discount includes the costs for Internet, electricity and heating.
Finally: Anmeldung is possible, yes. ;-)
