Möbliertes Zimmer in zentraler Lage (unbefristet, Neubau, gemischt: Berufstätige/Studis, DE/EN, nette WG inklusive :)

Unsere WG liegt im 1.Stock eines Mehrfamilienhauses in einem Neubaugebiet in Sachsenhausen. Zu Fuß braucht man ca. 5 min. zur nächsten Bushaltestelle "Großer Hasenpfad Süd"(Linie 45) und ca. 15 min. Zum Südbahnhof.
Verschiedene Einkaufsmöglichkeiten wie Hit, Tegut, Aldi und Lidl sind ebenfalls in wenigen Fußminuten zu erreichen. Mit dem Fahrrad kommt man in ca. 15min. in die Innenstadt von FFM.

Die Umgebung ist relativ ruhig. Unsere Nachbarschaft besteht zum größten Teil aus jungen Familien mit Kindern. Der Zugang zum Stadtwald ist zu Fuß super zu erreichen und ist optimal zum spazieren, joggen etc.

Our flat share is located on the 1st floor of an apartment block in a new development area in Sachsenhausen. The nearest bus stop "Großer Hasenpfad Süd" (line 45) is about 5 minutes' walk away and the Südbahnhof railway station about 15 minutes.
Various shopping facilities such as Hit, Tegut, Aldi and Lidl are also just a few minutes' walk away. The city centre of FFM can be reached by bike in about 15 minutes.

The neighbourhood is relatively quiet. Our neighbourhood consists mainly of young families with children. Access to the city forest is easy to reach on foot and is ideal for walking, jogging etc.

Deine möglichen Mitbewohner wären Basti, Julius und Dominik. Julius arbeitet bei der Deutschen Bahn im Bereich internationale Netze, Basi studiert und arbeitet im 5. Semester in Bereich Finanzen, ich (Dominik) arbeite im föderalen öffentlichen Dienst im IT-Architekturmanagement (z.T. Homeoffice, z.T. im Büro).

Die WG ist insgesamt noch relativ frisch. Wir sind alle < 1 Jahr in dieser Wohnung, wurden jeweils durch unsere Vormieter ausgewählt und haben uns hier im WG-Kontext kennengelernt. Viele Dinge haben wir entsprechend noch nicht dekoriert, organisiert etc. - Du kannst deine eigenen Vorstellungen zum Zusammenleben also einfach einbringen!

Im Alltag machen wir alle so unser Dinge rund um Arbeit, Studium und Engagement. Im Schnitt sitzen wir ca. 1x die Woche in der Küche zusammen, kochen mal etwas, oder gehen am Wochenende was trinken, wandern, etc.

Wir sind alle weltoffen und stets interessiert an interessanten Leuten. In der Wohnung uns ist uns Sauberkeit, gute Kommunikation, und entspanntes, konsensorientiertes Zusammenleben wichtig. Es super wenn du vllt schon etwas WG-Erfahrung hast (muss aber nicht sein), und Lust daran mitzuwirken, dass wir über das nächste Jahr+ diese Wohnung zu unserem Zuhause machen (FYI: Die Mindestmietdauer durch den Vermieter beträgt 12 Monate)!

Wir haben eine Wohnküche, großzügigen Flur und einen ziemlich großen Balkon - Potential sich einzurichten (und z.B. auf dem Balkon etwas zu gärtnern) gibt es also zur Genüge.

Your potential flatmates would be Basti, Julius and Dominik. Julius works at Deutsche Bahn in international networks, Basi is studying and working in the 5th semester in finance, I (Dominik) work in the federal public service in IT architecture management (partly home office, partly in the office).

The flat share is still relatively new. We've all been in this flat for less than a year, were each chosen by our previous tenants and got to know each other here in the context of a shared flat. We haven't decorated or organised many things yet. - So you can simply bring in your own ideas for living together!

In everyday life, we all do our own things around work, study and commitment. On average, we sit together in the kitchen about once a week, cook something, or go out for drinks, hiking, etc. at the weekend.

We are all open-minded and always interested in meeting interesting people. In our flat, cleanliness, good communication and relaxed, consensus-orientated living together are important to us. It would be great if you already have some experience of living in a shared flat (but you don't have to) and would like to help us make this flat our home for the next year+ (FYI: the minimum rental period from the landlord is 12 months)!

We have a kitchen/living room, spacious hallway and a fairly large balcony - so there's plenty of potential to set up (and garden on the balcony, for example).

Wir suchen zwar selbst nach einem Nachmieter, aber das letzte Wort hat der Vermieter. Wir können diesem nur Vorschlagen wen wir gerne hätten. Also bitte habt Verständnis für die folgenden Kriterien:

- Die Mindestmietdauer beträgt 12 Monate (da kommt man aber u.U. raus, wenn man selbst einen Nachmieter findet)

- Elternbürgschaft bzw. Bürgschaft einer dritten Person (dann benötige wir die Ausweiskopie, Einkommens-

Oder
- Nachweis über ausreichend Studiendarlehen oder Bafög

Bei Interesse bitte mögliches Einzugsdatum nennen. Zimmer ist AB SOFORT i.e. ab dem 01.03.24 frei. Der Vormieter ist bereits ausgezogen. Der Vermieter hat es eilig mit der Nachbesetzung und würde sich vermutlich wünschen, dass schon im Oktober Miete gezahlt wird - das müsstest du aber im Detail mit diesem ausdiskutieren.

Gerne schnell, da wir ja schon im Februar sind. Online Besichtigungen sind zwar prinzipiell möglich, aber wir hätten sehr wir würden dich bei Interesse sehr gerne face to face kennenlernen. Zeitlich: Wochentags abends oder am Wochenende. Mach gerne einen Vorschlag.

Wenn von unserer Seite alles passt, würden wir dich dann dem Vermieter vorschlagen (Email mit dir im cc). Final no oder go kommt dann von dem.
