Großes helles Zimmer in der Lutherstraße (Zwischenmiete)

Die WG liegt ungefähr mittig in der Lutherstraße und hat eine super Lage. 5min zu Fuß zum Ernst-Abbe-Platz (Campus) und auf den Friedensberg, auf den Landgrafen braucht man höchstens 20min. Fast direkt vor der Tür ist die Haltestelle Riedstraße (Buslinie 14), über den Friedensberg kommt man in 10min zum Magdelstieg mit diversen anderen Buslinien, zur Bahn-Linie 5 (Ernst-Abbe-Platz) sind es auch nur 5min zu Fuß. Zum Westbahnhof kommt man über den Friedensberg in 10-15min, zum Paradies in 15min. Und man ist total schnell im Grünen: zusätzlich zu Friedensberg und Landgrafen fließt die Leutra hinterm Haus, wo man sehr schön spazieren gehen und der Stadt entfliehen kann.
Einkaufsmöglichkeiten gibt es mit einem Norma um die Ecke, ansonsten tegut, Aldi, Edeka und (bald) Rewe in der Stadt.

The apartment is located in the middle of Lutherstraße and has a great location. 5min walk to Ernst-Abbe-Platz (campus) and to the Friedensberg, on the Landgrafen you need at most 20min. Almost directly in front of the door is the bus stop Riedstraße (bus line 14), via Friedensberg you can get to Magdelstieg with various other bus lines in 10min, to the tram line 5 (Ernst-Abbe-Platz) it is also only a 5min walk. To the Westbahnhof you get in 10-15min via Friedensberg, Paradies is 15min away. And you are quickly in the green: in addition to Friedensberg and Landgrafen, the Leutra flows right behind the house, where you can walk very nicely and escape from the city.
Groceries are available with a Norma around the corner, otherwise tegut, Aldi, Edeka and (soon) Rewe in town.

Wir sind eine 3er-WG, aber ein Mitbewohner ist gerade ausgezogen, du hast also erstmal nur Maike als Mitbewohnerin. Wer dazu noch einzieht, wird sich zeigen.
Maike ist 25 Jahre alt und hat Lehramt studiert (Englisch/Sport). Sie hat gerade ihre Examensarbeit abgegeben und will noch nicht sofort ins Referendariat starten, von daher weiß sie noch nicht genau, was das nächste Jahr bringt. Sie ist eine total liebe und gesellige Mitbewohnerin, die immer ein offenes Ohr hat, gerne gemeinsam Zeit verbringt, Filme guckt oder spazieren geht. Sie reist gerne und spielt leidenschaftlich Handball.

We are a 3 person apartment, but one roommate has just moved out, so for now you only have Maike as a roommate. Who else will move in, remains to be seen.
Maike is 25 years old and studied teaching (English/Sport). She just handed in her exam paper and won't start her year of traineeship immediately, so she doesn't know yet what the next year will bring. She is a really nice and sociable roommate, who always has an open ear, likes to spend time together, watch movies or go for a walk. She enjoys travelling and is passionate about playing handball.

An der Küche ist ein kleiner Balkon, der in den Hinterhof zeigt. In der Vergangenheit haben wir den auch bepflanzt, nur dieses Jahr haben wir irgenwie keine Zeit gefunden. Die Blumenkästen hängen noch; wenn das ein Projekt ist, auf das du Lust hast, nur zu!

Die Zimmer haben alle eigene Mietverträge, Briefkästen und Klingeln. Momentan beträgt die Miete 310€ (inklusive fixer Nebenkosten), aber die Nebenkosten werden aufgrund der aktuellen Lage vermutlich demnächst steigen. Da ich dir das Zimmer voll möbliert überlasse, würde ich gerne eine kleine Nutzungsgebühr für die Möbel von 10-20€ p.M. zur Miete dazunehmen.
Ansonsten kommen noch W-Lan und GEZ-Gebüren dazu.

Ich habe die Mietdauer jetzt erstmal bis Juni 2023 abgeschätzt, weil das die Zeit ist, die ich mind. in Spanien verbringen werde. Ich weiß aber, dass das mit den deutschen Semesterzeiten nicht gut zusammenpasst und vielleicht bin ich auch länger noch weg. Es ist also gut möglich, dass du bis Juli oder August hier wohnen kannst, mach dir deswegen erstmal keine Sorgen.

Adjoining the kitchen is a small balcony, which faces the backyard. In the past we've put out some plants too, only this year we somehow didn't find the time. The flower boxes are still hanging; if that's a project you're up for, go for it!

The rooms all have their own leases, mailboxes and doorbells. Currently the rent is 310€ (including fixed utilities), but utilities will probably go up soon due to the current situation. Since I leave you the room fully furnished, I would like to add a small usage fee for the furniture of 10-20€ p.m. to the rent.
Otherwise there will be shared Wifi and GEZ fees.

I estimated the rental period until June 2023, because that is the time I will at least spend in Spain. But I know that this doesn't fit well with the German semester times and maybe I'll be gone longer. So it's quite possible that you can live here until July or August, don't worry about that for now.
