WG-Zimmer in Alt-Winzerla, top Ausblick

Das Mehrfamilienhaus liegt in Alt-Winzerla, also nicht in den Plattenbaugebieten. Es ist am Rand eines Hügels, von dort hat man einen super Blick. Der Bus zur FH ist 400 m entfernt, die Straßenbahn 650 m. In die andere Richtung ist man fast direkt im Wald und kann zum Sängerplatz und zum Steinbruch hochlaufen. Das ist quasi eine Sackgasse in die Wildnis, deswegen ist es sehr ruhig. Kein Straßenlärm, man wird höchstens von Vogelgezwitscher geweckt. Fahrradweg zur Uni und zum Stadtzentrum sind je ca. 15-20 Minuten. Einkaufsmöglichkeit sehr nah.

The apartment house is located in Alt-Winzerla, so not in the prefab areas. It is on the edge of a hill, and from there you have a great view. The bus to the FH is 400m away, the streetcar 650m. In the other direction, you are almost directly in the forest and can walk up to the Sängerplatz and the quarry. This is virtually a dead end into the wilderness, so it is very quiet. There is no street noise, you are awakened at most by birds singing. The path to the university and to the city center takes about 15–20 minutes. Shopping facilities are very close.

Ein älterer Herr (40-50?) ist der Hauptmieter für die gesamte Wohnung und vermietet die oberen 2 Etagen unter. Er ist gemütlich, arbeitet aber viel und ist nicht oft hier, da er auch woanders wohnt. Die obere Etage besteht aus 3 Zimmern, einem großen Flur und einem Bad. Die Küche, das Wohnzimmer und der große Balkon, der sich hervorragend zum Grillen eignet, befinden sich in der unteren Etage. Die anderen 2 Mitbewohner sind relativ neu und haben beide ein Studium begonnen. Die Neuheit bietet noch Gestaltungsmöglichkeiten und Umstrukturierungen des WG-Lebens.

An older men (40–50?) is the main tenant for the whole apartment and subleases the upper two floors. He is cozy but works a lot and is not often here since he also lives somewhere else. The upper floor consists of 3 rooms, a large hallway, and a bathroom. The kitchen, living room, and huge balcony, which is great for grilling or roasting, are on the lower floor. The other two roommates are fairly new and have both started studying. The newness still offers malleability and restructuring possibilities of the WG life.

Ich ziehe zum 1.9. aus, ab dann kann eingezogen werden (es kann auch nach dem 1.09 eingezogen werden). Im Zimmer waren schon ein Schrank (Bild links), den würde ich einfach weitervererben. Von mir sind das Bett (1 m Breite), die Jalousien, das Fliegengitter, die Deckenlampe. Das alles könnte ich nach Absprache da lassen und freue mich über eine kleine Spende.
Besichtigung nach Absprache erwünscht, der Untermietvertrag muss dann mit dem Hauptmieter geklärt werden.

I move out on 1.9., and from then on, it can be moved in (it can also be moved in after 1.09). In the room were already a cabinet (picture on the left); I would just pass it on. From me are the bed (1 m wide), the blinds, the fly screen, and the ceiling lamp. I could leave all this after consultation and would be happy about a small donation.
Viewing by appointment is desired, the sublease must then be clarified with the main tenant.
