Wir suchen Mieter für eine 3-Zimmer-Wohnung im Fliederhof in Leipzig Stadtteil Schönefeld-Abtnaundorf. Die Wohnung befindet sich im Erdgeschoss eines Altbaus, der vor ca. 20 Jahren komplett saniert worden ist. Die Wohnung wird bis zu deinem Einzug noch frisch gestrichen werden, auch das Parkett wird noch einmal abgeschliffen werden, damit alles in einem super Zustand ist. Die vorhandene Küche verfügt über einen Herd, einen Backofen, Geschirrspüler und eine Waschmaschine.
Angeschlossen an die Küche ist auch der Gemeinschaftsbalkon.
Das Badezimmer ist mit einer Badewanne ausgestattet.
Folgende Zimmer stehen zur Verfügung:
- Zimmer 1: ca. 17 m² - 325€ kalt, 70 NK, 395€ warm.
- Zimmer 2: ca. 12 m² - 305€ kalt, 65 NK, 370€ warm

We are looking for tenants for a 3-room apartment in Fliederhof in the Schönefeld-Abtnaundorf district of Leipzig. The apartment is on the first floor of an old building that was completely renovated about 20 years ago. The apartment will be freshly painted before you move in, and the parquet flooring will also be sanded down again so that everything is in excellent condition. The existing kitchen is equipped with a stove, oven, dishwasher and washing machine.
Attached to the kitchen, there is also the shared balcony.

Die Wohnung liegt im Fliederhof (einer denkmalgeschützten Anlage, vor ca. 20 Jahren komplett saniert), auf einer Seite mit einem Blick auf die Parthe. Direkt dahinter befindet sich der Mariannenpark.
Die Lage ist ideal für Radfahrer, mit dem Fahrrad ergeben sich folgende Distanzen:
Hauptbahnhof: 6 Minuten
Universität (Augustplatz): 11 Minuten
Zentrum (Nikolaikirche): 9 Minuten
Auwald: 13 Minuten
Zur Bushaltestelle "Fliederhof" sind es nur wenige Meter mit den Linien 77 und 90. Von dort sind es mit dem Bus nur zwei Minuten bis zur Straßenbahn-Haltestelle "Stannenbeinplatz" (Ligne 1). Ein Netto ist mit dem Bus 3 Minuten entfernt, ein Rewe 7 Minuten. In 6 Minuten ist man auf der Gorkistraße, wo es mehrere Restaurants gibt.

Die WG wird neu gegründet, daher gibt es noch keine Mitbewohner*innen, die bereits in der Wohnung leben. Die WG befindet sich in einem Haus mit mehreren Parteien, weswegen die WG tendenziell für Berufstätige oder ältere Studierende geeignet ist. Eine Party-WG würde nicht ins Haus und in die Nachbarschaft passen.
Wir werden mit jeder*m Mieter*in einen eigenen Vertrag abschließen, lassen der WG aber gerne Freiheit bei der Auswahl ihrer Mitbewohner*innen.

The flat share will be newly founded, so there are no flatmates who already live in the apartment. The flat share is located in a house with several parties, which is why the flat share tends to be suitable for working people or older students.
