Ich biete:
- Ein 13m² großes ruhig gelegenes Zimmer in Allach-Untermenzing.
- Das Zimmer verfügt über ein Bett, einen Schrank sowie einen Schreibtisch. Es wäre schön wenn du das Mobiliar nutzen könntest, ansonsten finden wir eine andere Lösung.
- Die Pauschalmiete beträgt 650€ pro Monat und beinhaltet Strom, Heizung, Warmwasser und WLAN.
- Zum Zimmer gehört die Mitbenutzung von Küche und Bad. Die Küche ist vollausgestattet und hat so ziemlich alles was man zum Kochen braucht. Ein pfleglicher Umgang ist daher wünschenswert.

I offer:
- A 13m² room in a quiet location in Allach-Untermenzing.
- The room has a bed, a wardrobe and a desk. It would be nice if you could use the furniture, otherwise we will find another solution.
- The all-inclusive rent is €650 per month and includes electricity, heating, hot water and WiFi.
- The room includes shared use of the kitchen and bathroom. The kitchen is fully equipped and has pretty much everything you need to cook. Careful handling is therefore desirable.

- ÖNPV Anbindung: Der Bus (Korbinian-Beer-Straße) richtung Moosach (U3) ist fußläufig in 3 Minuten zu erreichen, die S-Bahn (S2 Untermenzing) in 12 Minuten. Der Marienplatz, Hauptbahnhof und Universität sind je nach Verbindung in ca. 30 Minuten, die TUM ist in ca. 40 Minuten zu erreichen.
- In unmittelbarer Umgebung gibt es die Einkaufsmöglichkeiten Norma (4 min. zu Fuß) und Edeka sowie eine Apotheke (jeweils 5 min. zu Fuß)
- Die Angerlohe ist ein landschaftsgeschützter Wald der sich hervorragend zum Joggen, spazieren gehen, Fahrradfahren oder sonstige Ausflüge eignet und in 15 min. zu Fuß erreichbar ist. Ideal um vom stressigen Alltag runterzukommen und neue Energie zu tanken.

Ich bin nicht pingelig aber ein paar Basics solltest du schon mitbringen:
- Ein grundlegendes Verständnis von Sauberkeit. Verlasse einen Raum, besonders Bad und Küche so wie du ihn vorfinden möchtest und die Welt ist in Ordnung :)
- Lärmpegel: Spiele kein AC/DC wenn du nicht schlafen kannst, probiere es lieber mit Origami ;)
- Kommunikative Fähigkeiten, um Termine abzustimmen oder mögliche Konflikte zu lösen.
- Rauchen ist bei mir ein No-Go.
- Bevor du mit dem Kopf durch die Wand willst, überlege: Was will ich im Nebenzimmer :)

I'm not picky, but you should bring a few basics with you:
- A basic understanding of cleanliness. Leave a room, especially bathroom and kitchen, as you would like to find it and all is right with the world :)
- Noise level: don't play AC/DC if you can't sleep, try origami instead ;)
- Communication skills to coordinate appointments or resolve potential conflicts.
- Smoking is a no-go for me.
- Before you bang your head against the wall, think: What do I want in the next room :)
