Das Zimmer ist 16m2 groß und bereits voll möbliert – du kannst also einfach einziehen. Außerdem ist es separat begehbar. Im Zimmer vorhanden sind Bett, Schreibtisch, Nachtkästchen, Schrank, Kommode, Spiegel und Sessel (siehe Fotos).
Ablöse für Möbel muss noch mit dem derzeitigen Bewohner vereinbart werden. Es wäre jedenfalls für alle oben genannten Einrichtungsgegenstände. Wir können aber gerne Möbelmiete vereinbaren, dh du zahlst einfach einen kleinen Betrag pro Monat und musst sie nicht ablösen.
Die Gesamtmiete inkludiert bereits alle Nebenkosten wie Heizung, Strom und Internet.
Der Einzugstermin ist flexibel.

The room is 16m2 in size and already fully furnished – so you can simply move in. Your room has a separate access. The room includes a bed, desk, nightstand, wardrobe, chest of drawers, mirror, and armchair (see photos).
The takeover fee for the furniture still needs to be agreed upon with the current occupant. This would apply to all of the aforementioned furnishings. However, we can happily agree on a furniture rental, meaning you simply pay a small amount each month and don't have to buy them out
The total rent already includes all utilities such as heating, electricity, and internet.
The date for moving in is flexible.

Die Wohnung ist in Top-Lage auf der Gumpendorfer Straße gleich neben dem Haus des Meeres – öffentlich also super angebunden: Du gehst 3min zu U3 Neubaugasse, 3min zur U4 Kettenbrückengasse und 8min zum Museumsquartier. Außerdem ist die Mariahilfer Straße ja auch nur 3min entfernt (falls du gerne shoppen gehst)!

The apartment is in a prime location on Gumpendorfer Straße right next to the Haus des Meeres – it's superbly connected to public transport: You're a 3-minute walk from the U3 Neubaugasse, 3 minutes from the U4 Kettenbrückengasse, and 8 minutes from the Museumsquartier. Plus, Mariahilfer Straße is just 3 minutes away too (in case you like to go shopping)!

In der Wohnung ist bereits alles vorhanden, was du zum Leben brauchst: Küche, Eiskasten mit Gefrierfach, Spülmaschine, Waschmaschine, Trockner, Bügeleisen, Bügelbrett, etc. Du kannst natürlich alles mitbenutzen – eh klar!

The apartment already has everything you need for living: kitchen, fridge with freezer compartment, dishwasher, washing machine, dryer, iron, ironing board, etc. You can, of course, use everything – that goes without saying!
