Info zum Vertrag und dem Ablauf der Anmietung:
Der Vertrag wird unbefristet mit einem Jahr Kündigungsverzicht angeboten.
Falls ein vorzeitiger Auszug ansteht kann ein passender Nachmieter gesucht / gestellt werden der den Vertrag übernimmt. Sollte kein Nachmieter gestellt werden ist die Vertragslaufzeit einzuhalten und bist zum Ende des Kündigungsverzicht zu zahlen. Eine Kündigung muss grundsätzlich immer erfolgen, unabhängig des Zeitraums.
Die Strom, und Heizkosten werden mit 20€ includiert. Leider sind die Kosten für Gas und Strom derzeit nicht in die Zukunft zu sichern. Sollten die Kosten höher sein als die 20€ sind diese nachzuzahlen.
Eine Reservierung ist möglich durch die Zahlung von 250€ (KEINE GEBÜHR!!!)
Die Anzahlung wird zu 100% angerechnet. Bei Einzug wird die erste Miete und die Kaution sofort fällig, dann erst erfolgt die Schlüsselübergabe. Die Kautionszahlung wird im Mietvertrag bestätigt und bei Auszug erstattet wenn keine Schäden oder Nachzahlungen zu erwarten sind. Bei Einzug wird auch eine Mietbescheinigung ausgestellt die zum Anmelden bei der städtischen Meldebehörde benötigt wird "Wohnungsgeberbescheinigung".
Bei ernsthaftem Interesse wird ein Vertragsentwurf nach zusenden des Personalausweis, vorbereitet. Dieser wird dann personalisiert an den Interessent-/in zur Durchsicht gesendet. Und falls keine weiteren Fragen aufkommen, dann erst möchte ich die Anzahlung haben. Diese beträgt 250,-€ und ist entweder bei der Besichtigung zu zahlen oder per Überweisung auf ein Konto bei einer deutschen Bank!!!

und dann ist das Geld leider weg. Bei mir wird es ein deutsches Konto, bei dem der Zahlungsweg nachvollziehbar bleibt.
So lange die Anzeige online ist besteht die Möglichkeit diese zu mieten, es wird umgehend nach der Reservierung deaktiviert. Bei Vertragsunterzeichnung ist der gültiger Ausweis ggf. Visa vorzuweisen.

Some information about the contract and the procedure:
The contract is minimum 1 year with option to stay longer.
If you must move out earlier you can find another tenant who stay there. Worst case > you must pay till end of the first year. After the first year we can talk about the extension.
You must terminate the contract in every case before moving out, latest 3 month before. The rent included all sidecosts (water, wastewater, trash and also heating and electric).The heating (new energy saving gas heating for warm water and heating) and electric is included the rent with 20€ monthly. By increasing prices for gas and electric i can´t fix that price. Regulare it will cover, but it depense on the providers price and also your consumption. If the price is more than 20€ monthly you have to pay that difference.
If you will rent the room, I need your passport and visa (if you are not from europe). I will prepare a contract in your name, send it by email to you to read all. If you agree with all you have to pay a deposit. The deposit is 850€ per room. Payed cash when you move in and got your keys. If you can´t come and visit the house but you will rent it, I can do a reservation on your room. I need 250€ send to my official german bank account. No MoneyGram or Western Union. PayPal will also works. If you send it you must give me a proof of that and I will take the room offline. So the room is fix for you. No worries about my person, if needed I can give some reference. Your payed 250€ will deducted of the full deposit (850€ – 250€ = 600€). That 600€ you must bring cash when you will get your keys- also the first rent is payed cash when you got your keys. Then we sign the contract in person and I also hand you a signed registration form that is called “Wohnungsgeberbescheinigung”. That form you need at the registration office
