Please write your inquiry only in English and not in German.
Please introduce yourself (age, hobbies, studies / job / education / internship, your expectations towards our WG-life). The longer the text, the better. A long text is required. A short text is, by German social protocoll, seen as impolite and rude behaviour. A text like "Is this room still available?" is the most audacious possible contact option in Germany. It's like swearing at your potential new flatmates as a greeting.
Furthermore we expect you to communicate in English (it will be checked during the online-wg-casting or the wg-casting in person. Of course we can go through the rental contract procedure online and sign the rental contract also via E-mail. You must not show up in person to be able to get the room. It is totally fine for us, if we do the hole procedure online). Our house language is English and not German. If you can´t speak English you can´t move in. If you write your inquiry to us in German that is a sign for us that you haven´t read our ad at all. Under this circumstances we might not respond to your message at all. If you don´t get a respond and you read our ad for the first time after you have already contacted us in German, feel free to contact us again in English. Maybe we will respond to your inquiry then.
Are you interested in living in a WG-House Of Nations?
We have the following conditions:
You must be a likeable and well-mannered person and follow the conditions of the rental-contract-procedure and our house-rules that are desribed below and under the rubric "WG-Leben."
The terms are:
- € 620 per month
- € 1.860 deposit (payment in cash with receipt on your move-in date. Repayment in cash with receipt on your move-out day)
- € 620 processing fee (you have to pay this fee on your move-in date in cash with receipt and you will get this back in cash with receipt after a minimum stay until March 31 2025. You can also stay shorter then that, however then you will loose your processing fee)
- € 120 wg-fund (you have to pay the wg-fund for six months and one day in forward = € 724 on your move-in day in cash with receipt. If you stay shorter then six months and one day you will loose the rest of the wg-fund)
On top of the rent comes a fee for everything that we need for our shared-living of € 120,- per month (toilet paper, kitchen tissues, towels, bedcover, pillows, soap, washing powder, olive oil, frying oil, rice flatrate, potato flatrate, pasta flatrate, tea flatrate, coffee flatrate, onions, garlic, soy sauce, Maggi, salt sticks, herbs, spices, flour for baking cakes together, candies for our wg-evenings, ingredients for our stone pizza oven and petrol costs for our wg-excursions that are 90% CO² reduced, because we fuel our WG-car with "Klimadiesel" "HVO100").
Included in our wg-fund are furthermore the following Apps:
- Netflix (€ 17,98 per month if you would pay this App alone on a monthly contract)
- Disney+ (€ 10,99 per month if you would pay this App alone on a monthly contract)
- Paramount+ (€ 7,99 per month if you would pay this App alone on a monthly contract)
- Discovery+ (€ 5,99 per month if you would pay this App alone on a monthly contract)
- WOW Live-Sport (€ 35,99 per month if you would pay this App alone on a monthly contract)
- DAZN Unlimited (€ 44,99 per month if you would pay this App alone on a monthly contract)
- YouTube Premiumm / "Ad-Free" (€ 12,99 per month if you would pay this App alone on a monthly contract)
- Waipu.TV Premium = Mostly German and some English channels and music channels aswell. Perfect for learning German. (€ 12,99 per month if you would pay this App alone on a monthly contract)
Total costs for these Apps if you would pay them alone on a monthly contract = € 149,91 per month
We have five Smart-TV´s in our WG-House Of Nations. The most Apps can be used at all of our four Smart-TV´s (Netflix, Disney+, YouTube "Ad-free", Waipu.TV, Paramount+ and Discovery+). DAZN and WOW can be used only at our biggest Smart-TV with 65 inches (in Mark´s 30 m² room with a big couch).
We have one pizza day per month + one cooking day per month + one baking day per month (or you just get something freshly baked food included in this wg-fund).
Everything you don't find on this list is not included in the wg-fund either.
You have to pay this wg-fund of € 120 per month for six months and a day in forward in cash with receipt (€ 724). In case you live here for at least six months and one day you will use your full wg fund / wg cash register. In case you will live here for example for one or two months you will loose the rest of your wg fund / wg cash register.

Why do I accept foreign roommates?
I love it to meet different cultures and different mindsets. You're a foreigner? Please contact us! Regardless if you become our next roommate. We can also share some time for example during a wg-evening together. You will have first social contacts in Germany and I will learn something new about your culture and your mindset.

About our WG-life:
The idea of this WG-House Of Nations is to have directly connections to other people - from all over the world - and to establish social contacts here. Sometimes this social contacts become friendships. Without exceptions we always have also social life together outside of our WG. Of course it is up to you, if you want to participate in those activities.
You only have to follow the social protocoll and the house-rules (social protocoll means that you have to be a respectul person and have good maniers and a good heart). Beside that there are no additional rules regarding our daily wg-life.
Our house rules are the following:
- vegan-house-rule (due to respect and love to all animals - not only cats and dogs - only plant-based food and drinks inside the house. Why this rule exists? Me, Mark - the founder of this WG-House Of Nations and your housemate - have made my first vegan experience in 2004 and am a vegan since 2010. For me it is not acceptable to have any animal product related foods and drinks in my house. Beside the ethical aspect of protecting animals, consuming no food and drink related animal products in our WG-House Of Nations also protects the environment and in the end us humans itself.
Keyword: global warming.
- you are a meat eater? You are a vegetarian? You are a vegan? Or you are something in between? Everybody is welcome in our WG-House Of Nations!
- outside the house eat and drink whatever you want (if you want to do that, eat several times animal products each and every day. Please only don´t do that in our vegan-house
- we have a lot of vegan cooking and vegan baking books, if you need help with the vegan diet in the vegan-house
- Münster is a vegan-paradise-city (top ten in Germany). You will find all classical animal products in a vegan way aswell (also fake-meat-products like chicken and of course for example oat milk, delicious vegan cakes, vegan fake cheese, vegan fake fish and so on)
- no smoking
- no marihuana / no weed
- no drugs (some of us drink alcohol, some not, however alcohol is the only exception from the drugs. You are allowed to drink alcohol also in our house)
- no pets
- we have a cleaning plan (of course we can also clean together, then it is more fun :) )
Additionally everyone of you needs a "Private Haftpflichtversicherung" private liability insurance to be allowed to live in this house. The price is € 3,08 per month or € 36,96 per year. I will send you the link and you have to purchase this insurance and send me the proof. After you have done that, you will receive your "Wohnungsgeberbestätigung" / proof of registration. You shouldn´t take a single step in Germany without that insurance. That is super dangerous for you (for example I have this insurance since day one when I moved out from my parents).
This WG-House-Of-Nations is perfect for a shared-living.
We have one beautiful garden with two hammocks, one garden swing, eleven garden chairs, two garden tables, a lot of roses and other flowers, a 20 m² fully equiped kitchen with cozy couch, cozy armchair, gas stove, crushed ice, filtered water, high quality rice boiler, a pizza stone oven for fantastic fresh pizza, a high quality smoothie mixer, a high quality orange press (also for lemons, lime, pomegranate and so on), a popcorn machine, two showers, four toilets and every room is furnished.
Please only bring your internationality, your good mood and your good maniers and please follow the social protocoll.

PS:
Here comes the explanation for the very high rent:
1. One of the two mortgages for the house increased ten times since 01.08.2022, because the contract was - on force of the bank - a variable credit contract. The mortgage increased from 1,51% p.a. to 5,38% p.a. in one year.
2. The second mortgage for the house will increase from 01.03.2025 onwards from 2,25% to 4% - 6%, because the ten years of a fixed interest rate will be over on that day. I must save money already now to be able to pay the new mortgage from 01.03.2025 onwards.
3. Due to European and German law I will be forced to reach the energy efficiency class of at least C in around 2033. Now it is E. That will cause renovation costs of € 100.000 - € 200.000 depending on when I will be able to start the renovation process. Now I don't have € 100.000 and so I can't start that process.
4. The room is fully furnished.
5. The house is fully equiped.
6. I must follow the German law of "Gewinnerzielungsabsicht." In English "intention to make profit."

So far I was not able to make profit with the renting of the rooms in my house over the full period of time since 01.10.2014 due to renovation costs and investions in the house of already more than € 100.000 since 01.10.2014.
The law in Germany forces me to make profit and so I must make profit now, because otherwise the tax office - if I can't proof my intention to make profit - will send me a tax bill of minimum € 50.000 and maximum € 100.000 for the renting of my rooms since 01.10.2014. That - obviously - is not an option. Anyway: Of course I follow German laws, because that is mandatory.
7. Whenever a light bulb stops working - or whatever - I will take care that you will remain in a furnished and fully operational room and house. There will be no extra costs.
