The apartment is located at the corner of Neustiftgasse and Neubaugasse, placing it in one of Vienna's most popular districts. You'll find plenty of cool bars and restaurants within walking distance, which your flatmates will be keen to explore with you. The U2, U3 and U6 subway lines are only 5 to 10 minutes away by foot. Right in front of the building, the 13A bus stops, taking you directly to the main train station. In just 10 minutes on foot, you can reach the Mariahilfer Straße, Vienna’s famous shopping street, or the city center (1st district). There are numerous shopping options, with the nearest Billa supermarket just a one-minute walk away.

Ihre zukünftigen Flatmates sind zwei super coole Jungs: eine aus Deutschland, eine aus Brasilien, die beide Deutsch und Englisch sprechen. Der Deutsche ist ein Flugzeugpilot, der ein super lustiger Kerl ist wirklich motiviert, um zu hängen oder coole Sachen zu tun, wenn er in Wien ist. Der Brasilianer ist ein Ingenieur, der ein Barbecue-König im Sommer ist, neben freundlich, sportlich und immer für einen Drink.

Während der Woche ist die Atmosphäre auf professionelle Aktivitäten ausgerichtet, aber wir teilen oft einen Moment zum Abendessen oder sonst. An Wochenenden neigen jedoch die Dinge dazu, dynamischer zu sein, wobei soziale Aktivitäten und Zusammenkünfte durchaus üblich sind. Im Sommer gibt es keine bessere Möglichkeit, Zeit in der Wohnung zu verbringen, als einen Grill zu machen und auf der Terrasse entspannen.

Die Wohnung ist wirklich bequem in zwei Etagen aufgeteilt, wobei die obere Etage das Wohnzimmer und die Hauptterrasse und die untere Etage die drei Schlafzimmer ist, die eine perfekte Balance zwischen persönlichem Raum und sozialen Momenten ermöglicht, wenn man sich wie fühlt. Ein junger Profi oder ein Abschlussjahrsstudent, der Wien erkunden und einen sozialen Kreis bauen möchte, wäre eine gute Passform für diese Wohnung, aber natürlich sind wir offen für jeden zu treffen!

Your future flatmates are two super cool guys: one from Germany, another from Brazil who both speak German and English. The German is an airplane pilot who's a super funny guy really motivated to hang out or do cool stuff whenever he's in Vienna. The Brazilian is an engineer who's a barbecue king in Summer besides being friendly, sporty and always up for a drink.

During the week, the atmosphere is oriented on professional activities, but we often share a moment at dinnertime or else. On weekends, however, things tend to be more dynamic, with social activities and gatherings being quite common. In Summer, there's no better way of spending time in the apartment other than doing a barbecue and relaxing on the terrace.

The apartment is really conveniently split in two floors, with the upper floor being the livingroom and main terrace and the lower floor being the three bedrooms, which allows for a perfect balance between personal space and social moments whenever one feels like. A young professional or a final-year student eager to explore Vienna and build a social circle would be a great fit for this flat but of course we are open to meet anyone!

Mietdauer:
Der Mietvertrag ist etwas flexibel. Ein Zeitraum von 6 Monaten wäre ideal. Eine Verlängerung könnte jedoch nach gegenseitigem Einvernehmen möglich sein, oder sogar eine vollständige Leasingübertragung unter Umständen. Alles ist in der Miete enthalten: für den Raum + Gas + Strom + Versicherung. Fühlen Sie sich frei für weitere Details zu erreichen!

Obergeschoss:
Das obere Stockwerk verfügt über ein stilvolles Wohnzimmer mit einer offenen Küche, so dass Sie zusammen kochen und entspannen auf der Couch. Es gibt auch eine kleine, aber praktische Toilette auf diesem Boden.

Das Wohnzimmer ist komplett möbliert und mit zwei Klimaanlagen und einem Projektor ausgestattet, perfekt für Film- oder Spielabende. An das Wohnzimmer angeschlossen ist ein gemütlicher Loungebereich mit einer großen Fensterfront – ideal zum Lesen, Entspannen oder Genießen eines Kaffees oder Biers mit Ihren Mitbewohnern.

Vom Wohnzimmer aus haben Sie Zugang zu einer 15 m2 großen Terrasse mit einem Sofa, einem Grill und vielen Pflanzen. Da es dem Innenhof zugewandt ist, ist die Terrasse sehr ruhig und bietet eine private Atmosphäre, um den Sonnenuntergang an den Abenden zu genießen. Die Küche ist mit einem Geschirrspüler und einer hochwertigen Kaffeemaschine ausgestattet (es macht die besten Cappuccinos! :D).

Untere Etage:
Im unteren Stock befinden sich die Schlafzimmer und ein geräumiges Badezimmer mit einer Badewanne und einer großen Dusche. Auch die Waschmaschine und der Trockner befinden sich hier.

Reinheit:
Ein Roboter Staubsauger (Name Dusty! 😊) kümmert sich um die meisten der Arbeit.

Rental Period:
The lease is somewhat flexible. A period of 6 months would be ideal. However, an extension might be possible upon mutual agreement, or even a full lease transfer in some circumstances. Upper Floor:
The upper floor features a stylish living room with an open kitchen, allowing you to cook together while relaxing on the couch. There is also a small but practical toilet on this floor.

The living room is fully furnished and equipped with two air conditioning units and a projector, perfect for movie or game nights. Connected to the living room is a cozy lounge area with a large window front—ideal for reading, relaxing, or enjoying a coffee or beer with your roommates.

From the living room, you have access to a 15 m² terrace furnished with a sofa, a grill, and plenty of plants. Since it faces the inner courtyard, the terrace is very quiet and offers a private atmosphere to enjoy the sunset in the evenings. The kitchen is equipped with a dishwasher and a high-quality coffee machine (it makes the best cappuccinos! :D).

Lower Floor:
The lower floor contains the bedrooms and a spacious bathroom with both a bathtub and a large shower. The washing machine and dryer are also located here.

Cleanliness:
A robot vacuum cleaner (named Dusty! 😊) takes care of most of the work.
