The rent for the first 28 days is due 8 weeks before moving in. There is no security deposit.
After moving in, the rent for each 28 day period is payable in advance.
The reservation can be cancelled FREE OF CHARGE up to 7 days prior to the moving in date.

Rental contract for a residential apartment

You are renting a fully furnished and serviced apartment at The Circus Living in
Berlin.

Using the online booking initiates a rental contract. You will receive a signed
copy of this rental contract latest when you move. If you would like to receive it before that, please let us know and we will send it to you.

The rental contract governs the terms of the rental agreement. If you have any
questions, The Circus Living team is happy to assist!

A lot of our furnished apartments are used by tenants for set periods of time
(projects, university semesters, duration of training courses). If you already have an
estimated duration of your stay, you can provide us the dates. This is for information only. The
rental contract does not have a time limit.

Rent
The rent amount (as shown and confirmed in the booking form, including
7% VAT). Each pay period begins at the agreed day of moving in and is 28 days long
(4 weeks).

The rent includes:
• The fully furnished apartment
• Towels, bedding and bed sheets
• Fully equipped kitchen
• All utility costs (heating, power, water)
• High speed internet
• Concierge service
• Apartment cleaning every 14 days

Payment:
• The payment for the first 28 days of the stay is due 8 week before the moving in date.
• Upon arrival, a second payment for the following 28 days rent is due.
• After that, a payment is due every 28 days.
• Payment can be done by bank transfer or by card payment.

Terms of use
Please keep in mind that subletting of the apartment to a third party is not allowed. External guests may stay overnight for a maximum of three days with prior registration at reception.
Your liability for the apartment applies to the entire rental period, including times of
your absence from the property. We aim to provide you with a living space that is in
top condition. If you notice damaged furniture or of that something isn’t functioning
properly, please let us know. We understand accidents happen, which is why we
kindly ask you to inform us immediately so we can find a suitable solution.

Additional information & services
• Cleaning of the apartment every 14 days is included in the rental price. Extra
cleanings appointments are available upon request for an additional fee. We kindly
ask you not to enter the apartments with dirty shoes regardless.
• We ask all tenants to respect the quiet hours of 10pm-6am from Monday to
Saturday. On Sundays the quiet hours from 6am-10pm.
• We also do our best to keep the environment as green as possible, which is why all
our waste, including glass, paper and packaging, is separated for recycling. Please use
the bins in our courtyard and let us know if you need any help with categorizing, our
staff is happy to assist!
• The Circus Living is a non-smoking building. We kindly ask you not to smoke inside
the apartments. For safety reasons, it is forbidden to barbecue on the balconies and terraces. In case of disregard, we will be forced to charge as many nights as it took to remove the
smell.
• Pets are not allowed in the building.
• For safety reasons, we ask all our tenants to make sure all building entrances, cellar
doors and courtyard access are closed and locked between 11pm and 7am.

On the day of your moving in, a member of the staff will show you the apartment
and hand over electronic keys to enter both the apartment and the building. Please
do not give these to third parties. In case you lose your key, we charge 50€.
