Hi! :) Ich suche eine*n Nachmieter*in zum 15.04.2021 (Ich bin allerdings ein bisschen flexibel: Nach Absprache könnte die Einzug eventuell bis zum 01.05.2021 möglich sein) für meine Ein-Zimmer-Wohnung in Berlin Mitte. Die Wohnung ist nur für Studenten oder Auszubildende vorgesehen.

Die Wohnung ist ungefähr 28 mq, befindet sich in der 7. Etage und hat einen Balkon, der nach Süd-Osten ausgerichtet ist. Sie ist sehr modern, gemütlich und hell! Sie hat eine Küche mit Kühlschrank, Spüle, Kochfeld, Regalen und Mikrowelle. Das Badezimmer hat eine Dusche und einen sehr großen Spiegel. Die Heizung kommt aus dem Fußboden. Zur Wohnung gehört auch ein Keller und ein Garagenplatz für Fahrräder - auf Wunsch können Sie auch einen Garagenplatz für Ihr Auto mieten. Waschmaschinen und Trockner befinden sich in der -1 Etage und stehen allen Mietern gegen eine Gebühr (zwischen ca. 2-4 Euro) zur Verfügung.

Die Wohnung befindet sich im Herzen von Mitte, nur 5 Minuten zum Fuß vom S+U Alexanderplatz und weniger als 5 Minuten vom Rosa-Luxemburg-Platz entfernt. Direkt neben der Eingangstür befindet sich ein Netto, der von Montag bis Samstag bis 22 Uhr geöffnet ist.

Alle Nebenkosten sind in der Warmmiete enthalten (außer, wie üblich, Strom, Internet und GEZ Gebühren). Für 12 Euro pro Monat können Sie einen Internetvertrag mit der Immobilienagentur abschließen.

Die Hausverwaltung Riebeling GmbH benötigt möglichst schnell folgende Dokumente:
- Vollständige Selbstauskunft, gem. Vorlage IVR (http://www.riebeling.eu/vermietung/).
- Personalausweiskopien (Vorder- und Rückseite)
- Bonitätsnachweise, durch die die Mietzahlungen gewährleistet sind (drei Gehaltsnachweise oder der Arbeitsvertrag; bzw die der Eltern, die dann bürgen).
- Immatrikulationsbescheinigung oder Ausbildungsvertrag, da die Wohnung für Studenten o.Ä. vorgesehen ist.
Eine Bürgerschaft ist auch möglich! Anmeldung ist für eine Person möglich.
Die Immobilienverwaltung wird die endgültige Entscheidung treffen, aber ich werde ihnen den/r Nachmieter*in vorschlagen, also muss ich überprüfen, dass alle Ihre Dokumente in Ordnung sind. Sie können diese bei der Besichtigung persönlich mitbringen oder mir per E-Mail zusenden. Sollten Sie von der Immobilienverwaltung nicht ausgewählt werden, werde ich Ihre Unterlagen selbstverständlich löschen.

Ich würde dem/r Nachmieter*in gerne einige Möbel (Kleiderschrank, Sofa, Lampen, Regale, Elektrobackofen) für einen Gesamtpreis von 100-150 Euro überlassen.

Wenn Sie an der Wohnung interessiert sind, sagen Sie mir bitte ein paar Worte über sich, ob Sie alle notwendigen Dokumente haben und ob Sie bereit sind, einige Möbel zu übernehmen.

Hi! :) I am looking for a new tenant for my one-bedroom flat in Berlin Mitte from the 15.04.2021 (I may be however, a bit flexible: after consultation, the move-in could eventually be possible until 01.05.2021). The flat is only for students or trainees.

The flat is about 28 mq, is on the 7th floor and has a balcony facing south-east. It is very modern, cosy and bright! It has a kitchen with electric cooker, fridge, sink, shelves and microwave. The bathroom has a shower and a very large mirror. The flat has also a cellar and a private garage space for bicycles - you can also rent a garage space for your car if you wish. Washing machines and dryers are located on the -1 floor and are available to all tenants for a fee (between approx. 2-4 euros).

The flat is located in the heart of Mitte, only 5 minutes walk from the S+U Alexanderplatz and less than 5 minutes from Rosa-Luxemburg-Platz. Right next to the main entrance there is a Netto, which is open until 10pm from Monday to Saturday.

All utilities are included in the warm rent (except, as usual, electricity, internet and GEZ fees). For 12 euros per month you can sign an internet contract with the estate agency.

Hausverwaltung Riebeling GmbH needs the following documents as soon as possible:
- Complete self-disclosure, according to template IVR (http://www.riebeling.eu/vermietung/).
- Copies of your identity card (front and back)
- Proof of creditworthiness, which guarantees the rent payments (three salary statements or the employment contract; or those of the parents, who then act as guarantors).
- Certificate of enrolment or training contract, as the flat is intended for students or similar.
Bürgerschaft is also possible! Registration (Anmeldung) is possible for one person.
The property management will make the final decision, but I will propose the next tenant to them, so I need to check that all your documents are in order. You can bring them in person during the visit or send them to me by e-mail. If you are not selected by the property management, I will of course delete your documents.

I would like to leave some furniture (wardrobe, sofa, lamps, shelves, electric oven) to the next tenant for a total price of 100-150 euros.

If you are interested in the flat, please tell me a few words about yourself, whether you have all the necessary documents and whether you are willing to take over some furniture. Viewings are possible from Monday according to the Corona-safety-rules. For any questions, feel free to text me any time!
