Ich suche eine/n Untermieter/in oder Nachmieter/in für meine kleine 1-Zimmer-Wohnung in Moabit ab Ende Januar. Entweder zur Untermiete bis Ende März oder zur Nachmiete bis Ende Mai (danach wird das Haus renoviert).

I am looking for a subtenant or a new tenant for my 1-room apartment in Moabit, starting end of January. Either to sublet until the end of March or with a new lease until the end of May (the house is undergoing renovations after May).
Die Wohnung ist klein, aber hell und super geschnitten und liegt wunderschön ruhig mit Blick auf die Spree von einem kleinen Balkon. U9 Hansaplatz und Turmstraße sind beide in ca. 8 Minuten zu erreichen, S Bellevue in ca. 12 Minuten. Supermärkte, Cafés und Restaurants - alles in der Nähe vorhanden. Die Spree ist vor der Haustür und der Tiergarten um die Ecke.

The flat is small, but light and quiet, with a great layout and a balcony overlooking the Spree river. U9 Hansaplatz and Turmstraße are both 8 min away, S Bellevue about 12 min. Supermarkets, cafes and restaurants are close by. The Spree is right in front of the hourse and the Tiergarten park around the corner.
Die Wohnung ist NICHT möbliert. Herd, Spüle und Unter- und Hängeschrank sind in der Küche vorhanden. Bei Bedarf könnte ich eine Matratze dalassen.
Mietkosten liegen bei 417,- warm pro Monat. Dazu kommen noch Strom und Internet, um die sich die neuen Mieter wahrscheinlich selbst kümmern müssten (meine Verträge ziehen mit mir um).
Wenn du die Wohnung nur bis Ende März mieten möchtest, würdest du als Untermieter einen Vertrag mit mir bekommen. Wenn du die Wohnung bis Ende Mai mieten möchtest, müsste ein neuer Mietvertrag abgeschlossen werden mit allen üblichen Unterlagen (Schufa (request now) , Mietschuldenfreiheitsbescheinigung, ...).

The apartment is UNFURNISHED. The kitchen is equipped with a stove, sink and two cupboards. If needed, I could leave a mattress.
The total cost is 417,- EUR per month, including utilities. Plus electricity and internet, which the new tenant would have to take care of themselves (I am taking my contracts with me).
I you'd like to rent the flat until the end of March only, you would get a sublease contract from me directly. If you're interested in renting the flat until the end of May, you would need to sign a new lease with the owner and submit all necessary documents (Schufa (request now) , rent certificate, ...).
