Small but affordable one-room apartment

I am sadly moving from Berlin at the end of October due to a change in my job situation. I am looking for a nachmieter or someone to take over the lease from the the 1st of November.

This ground floor flat is small but perfect for a single person. The bathroom includes a bath and shower. The kitchen has an electric stove and oven, sink and a large cupboard. The living area/bedroom has windows looking out onto a secluded garden at the back of the block of flats. There are two big windows and window sills in the living room and another in the kitchen. The rent price is €255 with €95 in extra costs (heating, cable, operating costs), so €350 in total per month, with a rebate of underused heating possible. I will inform you asap if there will be any changes to this amount.

The area is very lively however as the flat is at the back it is very quiet at all times. There is a big Lidl and Kaufland just a couple of minutes walk away, as well as the Neukoelln Arcade. Within easy reach are many restaurants and snack bars, cinemas, swimming pool, parks (Hasenheide) etc. It is only a few minutes walk from both the U8 (Boddinstrasse) and U7 (Rathaus Neukoelln).

The flat came unfurnished, but is currently furnished with items I bought this year. Upon request the following items can be left for an agreed price:

refrigerator,
washing machine (Siemens top loader),
kitchen cupboard/shelves,
New double bed and mattress
New table and chair
New chest of drawers
Other items

For the landlord the following documents are required:
- Copy of ID card
- The last 3 payslips
- Schufa (request now) information
- Rent arrears certificate of freedom Vorvermieter
-Self-assessment (I will distribute to interested parties)
