Die Wohnung besteht aus einem großem Zimmer mit angeschlossener Küche (s. Bilder), Flur und Bad (mit Badewanne). Das Zimmer ist ca. 25qm (exklusive Küche) groß und bietet genug Raum für eine Person. Drei große Fenster (nach NW ausgerichtet) bieten ausreichend Licht tagsüber (jedoch keine direkte Sonne).
Ende 2012 wurde die Wohnung kernsarniert, d.h. Elektrik, Heizung und Wasser laufen tadellos. Internetzugang ist via Telefon (DSL) und Kabel möglich (ich habe aktuelle KabelDeutschland mit 70-80Mbits). Die Heizung wird mit Fernwärme betrieben, daher sind die Warmwasser und Heizungskosten verhältnismässig niedrig.

The apartment consists of one large room with a kitchen (see pictures), hallway and bathroom (with bath). The room is approximately 25 square meters (excluding kitchen) tall and has just enough room for one person. Three large windows (facing NW) provide ample light during the day (but not direct sunlight).
End of 2012, the apartment was kernsarniert i.e. Electricity, heating and water run perfectly. Internet access is via phone (DSL) and cable possible (I have actual cable Germany with 70-80Mbits). The heater is powered by heating, so the hot water and heating costs are relatively low.
Die Whg liegt im Hinterhaus EG Links der Weserstraße 55 in Neukölln. In 5-10 Minuten ist man zu Fuß an der U7-Haltestelle Rathaus Neukölln. Von dort aus kommt man schnell zur Ringbahn oder via Hermannplatz mit der U8 nach Kreuzberg. Außerdem fahren Busse direkt vor der Tür Richtung Ostkreuz/Friedrichshain.
Etwa 5-10 Gehminuten entfernt sind LIDL/REWE und die Neuköllner Arcaden (Einkaufscenter, Kinos, Fitnessstudio, Post, Banken etc. sind also schnell erreichbar.
Auf der Weserstraße sind jede Menge Kneipen und Bars und (Frühstück-) Cafes.. Außerdem ist man schnell im Tempelhofer Feld oder dem Körnerpark, wo man im Sommer entspannen kann.

The apt is located in the back building of the EC links Weserstraße 55 in Neukölln. In 5-10 minutes you can walk to the U7 Rathaus Neukölln. From there, you quickly to the circle line or via Hermannplatz the U8 to Kreuzberg. In addition, buses run right outside direction Ostkreuz / Friedrichshain.
Approximately 5-10 minutes LIDL / REWE and Neukölln Arcaden (shopping center, cinema, gym, post office, banks, etc., are so easily accessible.
On the Weserstraße are plenty of pubs and bars and (breakfast) cafes .. Moreover ride from the Tempelhof Field or the grains Park, where you can relax in the summer.
Die Whg ist ggf. schon vor dem 15. April frei und kann bei Bedarf erst mal für 1 Monat als Untermieter bezogen werden, bevor man die Wohnung vollständig übernimmt. Bei Bedarf kann ich einen Großteil oder einen kleinen Teil der Einrichtung in der Whg lassen. Dazu gehören ein IKEA Expedit-Regal, ein kleine Küchentisch, eine Waschmaschine, ein Kühlschrank und ein paar Küchenutensilien. Die Whg ist prinzipiell gut für Singles geeignet, die einen neuen Job in Neukölln oder Kreuzberg angehen.
Wer die Whg dauerhaft übernehmen möchte muss der Vermieterin folgende Unterlagen bereitstellen:
- Schufa (request now) Auskunft
- Gehaltsnachweis (der letzten 3 Monate)
- Ggf. Mietschuldenfreiheitsbestätigung des aktuellen/bisheriger Vermieters

The apartment is possibly already before 15 April free and can if necessary be rent only for 1 or 2 months. I could leave you some furniture in the apartment. These include an IKEA Expedit shelf, a small kitchen table, a washing machine, a refrigerator and a few kitchen utensils. The apartment is in principle well suited for singles who tackle a new job in Neukölln and Kreuzberg.
Who wants to take over the apt permanently must provide the landlord the following documents:
- Schufaauskunft
- Proof of income (last 3 months)
- If applicable. Rent arrears freedom confirmation of the current / previous landlord
