Contract takeover: Spacious studio apartment with balcony

Hello! Please read everything before applying, and preferably write in English, since my German is not the best. :)

I’m moving out and looking for someone to take over my lovely studio flat in right next to the Albentinenstrasse Tramstop, and buy some of my furniture and kitchen/bathroom equipment.

🏡It has a very spacious balcony facing the yard, and a bathtub. It also has a little kitchen nook, fully equipped with appliances.

🚉There is a direct and fast connection with the M10 Tram to Alexanderplatz (15 mins).

💸 The cold rent is around 750 eur. The price of 895 is the final price including water, heating, electricity and other extra costs.

👤It has to be a single person living here (1x anmeldung), since this is what the company prefers, with an income 3x the cold rent, and all papers in order. Also no pets, unfortunately.

The flat and building is clean and in good condition, and well maintained.
I took the contract from the previous tenants in it’s current state (walls not 100% newly painted), and the landlords are okay with this, so I am looking for someone that will agree to take over this responsibility from me too, who doesn’t mind that it already has some furnishings and basic equipement, and would be willing to buy this from me.
