1-Zimmer-Wohnung - Neustadt - möbliert

Ich suche einen Nachmieter für meine Wohnung in der Dresdner Neustadt.
Die Wohnung steht ab dem 01.11.17 zur Verfügung.
Die 22m^2 Wohnung verfügt über ein Bad mit Dusche, eine Küchennische mit Herd/Ofen und Kühlschrank und ist vollmöbliert (Bett, Schreibtisch, Regale, Schränke...). Sie befindet sich in der Königsbrücker Straße in Richtung Hinterhof (man hört nichts von der Straße). Es ist eine Altbauwohnung mit entsprechend hohen Decken und großen Fenstern.
Im Keller befindet sich eine Waschmaschine. Eine Stunde Betriebszeit (reicht bei richtiger Programmwahl für einen Waschgang) kostet 1€.
Eine Besichtigung der Wohnung nach Absprache ist möglich und gewünscht.
Die Möbel + Küche kosten 400€.

Es gibt eine Mindestmietdauer (2 Jahre).
Die Kaution beträgt 3 Kaltmieten.
Ein Kellerabteil gehört zur Wohnung.

Folgende Unterlagen möchte die Wohnungsverwaltung bei Interesse an der Wohnung sehen:

- Mieterselbstauskunft
- Einkommensnachweise der letzten 3 Monate bzw. Bürgschaftserklärung
- Ausweiskopie
- Schufaauskunft
- Mietschuldenfreiheitsbescheinigung
- Falls es einen Bürgen/eine Bürgin gibt: auch von ihr die Dokumente ((Schufa (request now) ?), Einkommensnachweis und Ausweis)

I am looking for someone to rent my appartment starting from November 1st 2017.
The 22m^2 appartment has got a kitchenette with a stove/oven and a refrigerator. It is completely furnished (bed, desk, wardrobe...). It is located at Königsbrücker Straße to the side of the backyard (you do not hear any noises from the street). The flat has got heigh ceilings and large windows.
There is a washing machine in the cellar. It can be used for 1€/hour and an hour should suffice for one wash cycle if you choose the right program.
I would be happy to show you the appartment in person after you get in touch with me.
The furniture + kitchen cost 400€.
The deposit is 3 rents for a house or apartment exclusive of heating and other additional costs.
The minimum stay in the apartment is 2 years.

Following documents are required by property management if you are interested in the flat:
- Mieterselbstauskunft (you can find this form online)
- proof of income for the past 3 months
- copy of your passport
- Schufaauskunft
- document stating that you don't owe any money to your previous landlord, signed by your previous (Mietschuldenfreiheitsbescheinigung)
