Elegant 1-Zimmer Wohnung

The apartment is located in the famous CAMPUS VIVA building, in a very nice area, 20 min from Marienplatz by Ubahn, with Aldi, Edeka and Rossman right across the street (3 min on foot). There is very good connection to the city center as there is Sbahn station, U-bahn station and bus station in walking distance from the building. Specifically, the S7 station (Siemenswerke) is 5 min on foot, the 53 bus station (Gmunder Str.) is 5 min on foot and the U-bahn station Aidenbachstr. (U3) is 10 min on foot.
Laundry and gym:
There is a laundry room with plenty of laundry machines in the groundfloor (the ones that you have to pay for each wash) and there is also a gym at the groundfloor for the people that stay here (for free) -although its currently closed due to Corona. There is also a big common room for parties and barbeque place at the garden, but both are at the moment closed due to Corona.
Parking place:
There is a parking place for bikes (free) and there is also parking place for cars (with fee).
Rent:
The rent is 630€ (cold rent) + 95€ (Nebenkosten) = 725€. Nebenkosten include everything: heating, water, internet, electricity -but you should bring your own router.
Extra space:
There is a cellar in the basement for storing of luggage or anything else you might need.
The landlady is German, but she is also speaking English as well. She is requesting the following documents:
1) Student and personal ID
2) Proof of income (or guarantee of parents)
Last but not least:
I would like to leave some of my stuff for 100€ to the next person. Namely, I replaced the single bed with a sofa that becomes double bed (seen in the last picture), so I would like to leave the sofa, the shoe storage cabinet and the coffee machine.
