Die Wohnung liegt sehr ruhig gleich neben dem Augarten Park, bessere Luft und Erholung sind damit garantiert.
Linie 31 befindet sich 2 Minuten von der Tür entfernt, die Straßenbahn fährt direkt in die Altstadt und zu den Linien U4/U2/U1.
Bäcker, Einkaufsmöglichkeiten, sowie der wunderschöne Augarten Park liegen in 2-3 Minuten Reichweite.
Die Altstadt, 1010 Wien ist zu Fuß 10-15 Minuten entfernt. Uni, Schottentor Rathaus sind zu Fuß 15 Minuten entfernt und mit der U-Bahn U4/U2, die um die Ecke liegt erreichbar.
Die Gesamtmiete ist anhand eines mehrjährigen Mittelwerts des Verbrauchs von kwh sowie m3 berechnet.
Sollte der Verbrauch höher liegen, wird bei der Abrechnung vom Mieter nachgezahlt.

Hi, I am renting out my wonderful apartment.
The kitchen actually looks better, it was redone. I will post new pictures.
New fridge, new washing machine, stove and oven included.
The apartment has a security door and is in overall excellent condition.
It is surrounded by a very quiet area and right in front of it is a huge park, because of this the air quality is higher than normally in the city.
Tramway line 31 is two minutes from the door, goes directly into Viennas old town and the underground lines U4/U2/U1.
Bakeries, shopping and the mentioned park are in a radius of 2-3 minutes.
The mentioned oldtown, 1010 Wien, reachable by foot is 10-15 minutes away, if you don´t use the tram. University can be very easily reached, by the listed underground, tram and on foot its gonna be 15 minutes.
The estimated rent is calculated by the current use over the last years.
If the consumption will be higher it will have to be payed by the tenant.
