Ich verlasse Wien und möchte deshalb meine sehr helle 1-Zimmer-Wohnung ab dem 15.08. bzw. 01.09.2023 vermieten.
Der große Ess-/Wohn-/Schlafraum hat drei große Fenster Richtung Süd-Westen und da die Wohnung im 4. Stock liegt, ist sie sehr sonnig. Außerdem gibt es ein kleines Bad, einen kleinen Flur und eine Abstellkammer.
I am leaving Vienna and therefore I would like to offer my very bright apartment from august 15 2023 for rent.
The large dining/living/bedroom has three large windows facing south-west and since the apartment is on the 4th floor, it is very sunny. There is also a small bathroom, a small entrance with wardrobe and a storage room.

Die Wohnung ist super zentral gelegen gleichzeitig ist sie aber sehr ruhig, obwohl die Fenster zur Straße raus gehen, da die Esterhazygasse auf dieser Höhe in die Einkaufspassage Mariahilferstraße mündet, also quasi eine Sackgasse ist.
Es gibt eine sehr gute Anbindung an den ÖPNV (U3 1 Min ,13A und 14A 3Min, U4 10 Min, Westbahnhof 15 Minuten zu Fuß, ..) und die Wohnung ist perfekt für Fahrradfahrer*innen geeignet, da es in der Gegend viele Fahrradwege gibt und es einen ebenerdigen Fahrradkeller im Innenhof gibt.
Die Wohnung befindet sich mitten in Wiens schönstem Ausgehviertel mit vielen Restaurants und Bars, sehr viel Kulturangebot und angrenzender Fußgängerzone mit allen möglichen Geschäften.
Ein Hofer ist direkt gegenüber, Spar und DM 3 Minuten zu Fuß erreichbar, Billa 5 Minuten.
Mit dem Rad ist man in 5-10 Minuten an der TU und in 15 Minuten an der Uni.
The apartment is central located but at the same time it is very quiet, although the windows face the street, because the Esterhazygasse is traffic calmed.
There is a very good connection to the public transport (U3 1 min ,13A and 14A 3min, U4 10 min, Westbahnhof 15 minutes walk, ..) and the apartment is perfect for cyclists, as there are many bike lanes in the area and there is a ground level bike garage in the courtyard.
The apartment is located in the middle of Vienna's nicest nightlife district with many restaurants and bars, a lot of cultural offerings and adjacent pedestrian zone with all kinds of stores.
A Hofer is directly opposite, Spar and DM 3 minutes walk, Billa 5 minutes.
By bike you can reach the Technical University in 5-10 minutes and the University of Vienna in 15 minutes.

Das Gebäude ist frisch renoviert. Da die Wände sehr dick sind, bekommt man nur sehr wenig von seinen Nachbarn mit.
