My cosy studio is in the second floor easily accessible by stairs or an elevator.
After you enter, you are in a small anteroom with a shoe cupboard and wardrobe. Straight ahead lies the bathroom with shower, toilet, washbasin and a large mirror cabinet.
To the right of the entrance lies the living/sleeping room. There are “Billy” bookshelfes behind the door and an “Expedit” room divider in front of the cosy queen size bed (160 x 210 cm). Next to the bed is a wooden wardrobe with a mirror and a desk. Next to the desk is the wooden table which can easily seat 4 people but can also be extended to seat 6 people (perfect for boardgame nights or small dinner parties). Behind the table is a huge window which allows lots of light into the room and also offers a great view outside into the green courtyard, where a small cherry and an elderberry tree grow. In case you have trouble sleeping in the light – there are high quality darkening curtains to shut out the light. A large wall unit with a glass cabinet and a smart TV finishes the room.
A compact but complete kitchen awaits behind a glass sliding door. It has a stove with a ceran cooktop, a dishwasher, a sink, a microwave, a large fridge and frezzer unit and several cupboards with kitchen utensils.
In the ground floor of the building there is a bicycle storage room and a laundry room with washing machine and dryer.
The studio is situated in the centre of the 7th district (Neubau) in the heart of Vienna but looking out of the window you can enjoy a green garden and hear the occasional bird sing. The neighbourhood is very student friendly and progressive with many small pubs and bars just around the corner.
Two supermarkets (Hofer & Billa) are just around the corner and plenty other shops are near too. So is Mariahilferstraße, Viennas biggest shopping street, which is about 10 min. walk away.
Public transport is also just around the corner (bus lines 48A and 14A; tram 49) and subways (U3 and U6) are only a 10 min. walk away.
I recently moved in with my GF, hence I would like to rent out my place.
If you wonder why I wrote everything in English: That is because I would like to rent it preferentially to exchange students looking for a place to stay. I once spent a year abroad as an Erasmus exchange student and remember how hard it can be to get a decent yet affordable place.
For the same reason I will rent it only for a fixed term, how long we can discuss but in general at least 3 months and not longer than 12 months.
The rent includes most overhead costs under a fair use policy (heating, power, internet etc) but no cable TV or streaming services etc.
Please note that absolutely no smoking is allowed in the studio.
Oh – and last but not least the studio comes with a couple of plants – I would be happy if you have a green thumb and would take care of them.
