Großes Zimmer in gemütlicher 3er WG mit super Lage

Die Lage der WG ist perfekt. Zu Fuß bist du in 5min in der Innenstadt und in einer Minute an der nächsten Haltestelle. Direkt um die Ecke (1min Fußweg) befindet sich sowohl ein Aldi, als auch ein Netto und ein Getränkemarkt, swoei diverse weitere Läden. Mit dem Fahrrad bist du in ca. 15min an der Uni (oder so ziemlich überall in Bayreuth). Für dein Fahrrad gibt es außerdem einen Ort zum unterstellen, damit es nicht nass wird.

Hast du ein Auto, sind die Parkmöglichkeiten in der Straße perfekt, ich hatte noch nie ein Problem dabei hier einen Parkplatz zu finden.

Zum WG Leben kann man leider nicht viel sagen, da zum selben Zeitpunkt 2 Zimmer frei werden. Aber einer deiner zukünftigen Mitbewohner ist Michele.

Michele ist ein 31-jähriger Projektmanager aus Italien, und seit er eingezogen ist, ist er ein toller Mitbewohner. Er ist rücksichtsvoll und respektiert den Freiraum und die Bedürfnisse anderer, und es ist wirklich einfach sich mit ihm zu verstehen. Manchmal kochen wir zusammen, oder trinken ein Bier, während wir unseren Tag Revue passieren lassen. Wenn du einen Mitbewohner suchst, der nicht nur zuverlässig und respektvoll, sondern auch lustig und gesellig ist, ist Michele ein perfekter Mitbewohner.
Michele hat allerdings eine Freundin in München, weshalb er lediglich 3 Tage die Woche hier schläft und ansonsten nach München fährt. Wir hatten bisher eigentlich einen Putzplan, aber da sich die WG neu zusammenstellt, werdet ihr dies neu ausmachen müssen.

Da wir gerade erst eine neue Waschmaschine gekauft haben, hätte ich gerne für diese anteilig die 130€. Das Zimmer kommt nicht möbliert, aber wenn du mein Bett übernehmen willst (Das Bett ist nicht auf den Bildern, da es sich in einem anderen Raum befindet) könnten wir eventuell darüber verhandeln. Das Bett ist allerdings von hochwertiger Qualität, weshalb ich es nur für 150€ verkaufen würde.

Die weiteren Kosten müsstet ihr dann in der neuen WG unter euch Ausmachen, da hierzu noch weitere Nebenkosten wie Internet, GEZ oder sonstigem kommen würden. Dies sollte aber alles in allem nicht teuerer als 30€ sein.

The Room:
The room is a spacious 23 square meters. With plenty of space for a bed, a desk and a closet, there is still a lot of free space. It has a window with full roller shutter, so you can completely darken the room. And a generous heater that quickly raises the room to a comfortable temperature. The landlord wants a total of 310€ per month for the room. The room will not be furnished.

Location:
The location of the shared flat is perfect. On foot you are in 5 minutes in the city center and in a minute at the next stop. Right around the corner (1min walk) is an Aldi, as well as a Netto and a beverage market, swoei various other stores. By bike you are at the university in about 15min (or pretty much everywhere in Bayreuth). There is also a place to store your bike so it doesn't get wet.
If you have a car, the parking possibilities in the street are perfect, I never had a problem finding a parking space here.

Life:
Unfortunately, we can't say much about the flat-sharing life, as 2 rooms will become available at the same time. But one of your future flatmates is Michele.
Michele is a 31-year-old project manager from Italy, and since he moved in, he's been a great flatmate. He's considerate and respectful of others' space and needs, and it's really easy to get along with him. Sometimes we cook together, or have a beer while we review our day. If you are looking for a flatmate who is not only reliable and respectful, but also fun and sociable, Michele is a perfect flatmate.
However, Michele has a girlfriend in Munich, so he only sleeps here 3 days a week and otherwise travels to Munich. We actually had a cleaning schedule so far, but since the flat-sharing group is reorganising, you will have to work this out again.

Other:
As we have just bought a new washing machine, I would like to have a share (€130) for it.
The rest of the costs would have to be discussed between you in the new flat-sharing community, as there would be additional costs such as internet, GEZ or other costs. All in all, this should not be more than 30€.
