Das Zweifamilienhaus befindet sich in absolut ruhiger Lage in Bayreuth / Laineck.
Im Moment sind 2 Mieter im OG.
Das OG ist komplett abgeschlossen und durch das Treppenhaus erreichbar.
Alle Räume sind renoviert und mit neuen Möbeln und Fußböden ausgestattet.
Vermietet wird Zimmer 1 (komplett möbliert).
Zimmer 1 und Zimmer 2 teilen sich eine abgeschlossene Wohnung. Ein Bad (9 m²) mit Badewanne, Dusche, WC, Waschbecken.
Zimmer 1 und Zimmer 2 teilen sich eine Einbauküche 11m² mit Geschirrspülmaschine, Elektro- Koch- u. Backofen, Mikrowelle, Kühl- und Gefrierfach, Kaffeemaschine und Geschirr.
Zimmer 1 und Zimmer 2 teilen sich ein zweites separates WC.
Alle Räume verfügen über Fußbodenheizung.
Inklusiv Flatrate für alle Nebenleistungen in der Nebenkostenpauschale enthalten:
Kabelanschluss TV (incl. GEZ), W-LAN 400 Mbit/sec Kabeldeutschland Vodafon, Strom, Wasser, Warmwasser, Heizung, Müllabfuhr, sonstige Nebenkosten sind im Gesamtmietpreis pauschal, bei normalem Verbrauch, enthalten.

The two-family house is located a very peaceful location in Bayreuth / Laineck.
At the moment there is 2 tenant in the WG area.
The upper floor is completely concluded and is accessible from the stairwell.
All rooms are renovated and equipped with new furniture and flooring. Rented Room 1 (furnished).
Room 1 and Room 2 share a locked apartment. A bathroom (9 m²) with bath, shower, toilet, washbasin.
Room 1 and Room 2 share a fitted kitchen 11m² with dishwasher, electric cooking u. Oven, microwave, fridge and freezer, coffee and crockery.
Room 1 and Room 2 share a second separate toilet.
All rooms have heated floors.
Including fringe benefits included in the fixed additional charges:
Cable TV (including GEZ), WiFi 400 Mbit/sec cable Germany Vodafon, electricity, water, hot water, heating, garbage disposal and other extra charges are the total rent is flat, contained in normal consumption.
