-> Dein Zimmer ist ca. 15 m2 groß und ist ruhig zum Hinterhof gelegen.
-> Dein Zimmer hat einen eigenen Balkon, welchen du gerne nach deinen eigenen Wünschen nutzen darfst. Alle Pflanzen und Möbel würde ich gerne für dich auf dem Balkon lassen. Falls du keinen grünen Daumen hast, kann ich das Gießen auch gerne übernehmen:)
-> Das Zimmer kann sowohl 1) unmöbliert übernommen werden, oder 2) mit den Möbeln, wie auf dem Bild (2 Regale und ein höhenverstellbarer Schreibtisch, ohne Schlafcouch), oder 3) zum Start möbliert, wie auf dem Bild, inklusive der gelben Schlafcouch, solange du noch keine eigenen Möbel hast.
-> Die blaue Wand kann ich vor deinem Einzug gerne noch weiß streichen.
-> Die Wohnung verfügt außerdem über ein großes Kellerabteil in dem du gerne weitere Sachen lagern kannst
-> In der monatlichen Miete von 900 EUR sind alle Kosten inkludiert (Kaltmiete + Wärme + Strom + Rundfunkbeitrag + Internet). Es kommen keine weiteren Kosten auf dich zu.

-> Your room is approximately 15 m² in size and is quietly located facing the backyard.
-> Your room has its own balcony, which you are welcome to use as you wish. I would like to leave all the plants and furniture on the balcony for you. If you don't have a green thumb, I can take care of the watering for you:)
-> The room can be taken over in three ways: 1) unfurnished, or 2) with the furniture as shown in the picture (2 shelves and an adjustable desk, without the sofa bed), or 3) initially furnished as shown in the picture, including the yellow sofa bed, until you have your own furniture.
-> I can repaint the blue wall white before you move in.
-> The apartment also has a large basement compartment where you can store additional items.
-> The monthly rent of 900 EUR includes all costs (cold rent + heating + electricity + broadcasting fee + internet). There are no additional costs for you.

Anbindung an den öffentlichen Nahverkehr:
Die Wohnung ist zentral zwischen Ostkreuz und Ostbahnhof gelegen. Zur Station Warschauer Straße mit den S-Bahn (S3, S5, S7, S75, S9) und U-Bahn Anschlüssen (U1, U3) ist es nur 8 Minuten zu Fuß. Dann gibt es noch zwei Tram-Linien (M10 und M13) die innerhalb von 5 Minuten zu erreichen sind. Zur U5 am Frankfurter Tor brauchst du ca. 10 Minuten.
Einkaufen:
Neben der Verkehrsanbindung gibt es Fußläufig alles was man braucht. Supermarkt, Drogeriemarkt, Bars, Restaurants und zum Boxhagener Platz wo Samstag Wochenmarkt ist und Sonntag Flohmarkt brauchst du nur 5 Minuten.
Kino, Bars und Cafés:
In unmittelbarer Nähe gibt es zwei sehr schöne, kleine Kiez-Kinos und unzählige gute Cafés, Bars und Restaurants
Beat81 und Gyms:
100m fußläufig gibt es ein Beat81 zu dem ich auch gerne gehe. Außerdem gibt es in direkter Nähe verschiedene Gyms. Z.B. FitX oder Holmes Place

Public Transport Connections:
The apartment is centrally located between Ostkreuz and Ostbahnhof. It is only an 8-minute walk to Warschauer Straße station, which has connections to the S-Bahn (S3, S5, S7, S75, S9) and U-Bahn (U1, U3). There are also two tram lines (M10 and M13) that can be reached within 5 minutes. It takes about 10 minutes to get to the U5 at Frankfurter Tor.
Shopping:
In addition to the transportation connections, everything you need is within walking distance. Supermarket, drugstore, bars, restaurants, and it's only a 5-minute walk to Boxhagener Platz where there is a weekly market on Saturdays and a flea market on Sundays.
Cinemas, Bars, and Cafes:
In the immediate vicinity, there are two very nice, small local cinemas and countless good cafes, bars, and restaurants.

Ein paar Informationen zum WG-Leben und mir:
In der Wohnung lebe ich aktuell alleine und suche daher nach einer oder einem freundlichen MitbewohnerIn.
Was mir an einem Zusammenleben wichtig ist:
-> Ein gutes Miteinander bei dem man auch mal z.B. zusammen kocht. Keine großen Erwartungen, da ich mit dem Job und Sport bereits viel eingebunden bin und sowieso gerne unterwegs bin, aber eine reine Zweck-WG würde ich mir nicht wünschen.
-> Eine ordentliche und saubere Wohnung.
-> Rücksicht aufeinander zu nehmen, sodass jeder gerne Abends nachhause kommt und Zeit in der Wohnung vebringt.
Über mich:
-> Ich arbeite Vollzeit und bin 5 Tage die Woche im Office
-> Ich laufe viel, gehe gerne 1xWoche zu Beat81, koche gerne zuhause und gehe sehr gerne ins Kiezkino, Cafés, Bars und Galerien.

-> A good relationship where we can occasionally do things together, like cooking. No big expectations, as I am already quite busy with work and sports and I enjoy being out and about, but I would prefer not to have a purely functional shared apartment.
-> A tidy and clean apartment. This, of course, only applies to our shared spaces. :)

About me:
-> I work full-time and am in the office five days a week.
-> I run a lot, like to go to Beat81 once a week, enjoy cooking at home, and love going to local cinemas, cafes, bars, and galleries.

-> Tiefgaragenstellplatz: bei Bedarf kann zusätzlich ein PKW Stellplatz in der Tiefgarage angemietet werden. Ich glaube der liegt aktuell bei ca. 160 EUR/ Monat.
-> Dein Fahrrad kannst du kostenlos und ebenfalls in der Tiefgarage abschließen.
-> Die Wohnung verfügt über einen Aufzug.
