19 m² room in a shared apartment

Die Wohnung befindet sich in der Feldtmannstraße 134 B in einer ruhigen Familiengegend in Weißensee. 10 bis 15 Minuten in beide Richtungen finden sich entweder Busse oder Trams (M12 + M14) sowie einige Supermärkte.

The apartment is located in the Feldtmannstr. 134 B in a calm family area in Weißensee. Public transport is located roughly 10 to 15 min away on both directions with some busses and some Trams (M12 + M14) aswell as some supermarkets.

Das WG-Leben ist eher ruhig. Ignacio und Salman wohnen schon etwas länger dort und seit diesem Monat sind Natascha und ihr Freund Alejandro hinzugekommen. Alle studieren zurzeit und sind nebenbei berufstätig. Aus diesem Grund bevorzugen alle eine ruhige und entspannte Atmosphäre, in der sich jeder in den eigenen Freiraum zurückziehen kann um abzuschalten. Deshalb möchte ich hier einmal erwähnen, dass die WG keine Party WG ist. Besuch ist immer erlaubt und auch Musik darf gehört werden, da einige aber früh aufstehen müssen, wäre es wünschenswert, wenn es unter der Woche zur späten Abendszeit eher ruhig bleibt. An den Wochenenden verhält es sich da entspannter. Sollten mal mehrere Gäste da sein (Geburtstag oder sonstige Anlässe), wäre es nett, die vorher anzukündigen.


Living in the apartment is rather calm. Ignacio and Salman have been living there for a while and Natascha and her boyfriend moved in this month. Everyone is currently studying and are also working. Thats why everyone prefers a calm and relaxed atmosphere in which everyone is able to retreat into their own personal space to relax. Thats why I would like to adress that the apartment isn't a party apartment. Visitors and music are always allowed but since some people have to get up early it is preferable to keep it calm during the late evening times. On weekends it's a little bit more liberal. Should there be more guests (birthdays or other reasons) it would be nice to mention this in advance.

Der Mietvertrag ist immer auf 1 Jahr befristet und wird zu Beginn jedes Jahres verlängert. Ignacio wird als Hauptmieter einen Untermietvertrag mit dir für diesen Zeitraum abschließen. Ansonsten fallen neben der Miete noch Kosten für Gas (ca. 6 bis 11€/Monat) Rundfunkgebühren (3,60€/Monat) sowie Strom (ca. 20€/Monat) an. Da Gas und Energiepreis ständig schwanken kann ich hier keine genaueren Auskünfte geben.
Von seiten unseres Vermieters ist im Grunde nur eine Sache sehr wichtig und zwar, dass die Miete pünktlich zu Monatsbeginn bei ihm eingeht. Aufschiebungen oder Unvollständige Mieten werden von ihm nicht akzeptiert. Da Ignacio die Mietanteile jeden Monat sammelt und überweist ist es deshalb erforderlich, dass du deinen Mietanteil regelmäßig zahlen kannst. Bitte erwähne dies in deinem Anschreiben, damit wir sicherstellen können, dass du alles gelesen hast.
Abgesehen davon gibt es in der WG einen Putzplan und es wird darum gebeten diesen einzuhalten. Es ist nicht allzu streng aber es sollte schon darauf geachtet werden, die Wohnung nicht verkommen zu lassen.

Contract is limited to 1 year and gets renewed by our landlord at the beginning of each year. Ignacio will sign a subletting contract with you for that time period. Additional costs are gas (roughly 6-11€/month), Rundfunkgebühren (3,60€/month) and electricity (roughly 20€/month). Since gas and energy prices are constantly changing I can't give any more precise information.
The most important rule for our landlord is that the rent arrives on time. He does not accept any postponements. Since Ignacio collects the portions of the rent each month and transfers the full rent, it is important, that you're able to pay your portion consitently on time. Please mention this section in your introduction so that we know that you've read everything.
Besides that there is cleaning schedule. We were never really strict about it but it is still important that everyone participates so that the apartment doesn't get filthy.
