Hallo zusammen! 👋
Ich ziehe bald aus persönlichen Gründen aus, und suche für diese Wohnung Erzatz. Es gibt 2 freie Zimmer, die werden gerade renoviert, und ein weiteres (Zimmer 3) ab 08.08, und du kannst eines oder mehrere auswählen. Das herausstechendste Merkmal unserer Wohnung sind die Hochbetten in unseren Zimmern, diese bleiben selbstverständlich, ansonsten sind die Zimmer unmöbliert.
Dusche und Toilette sind getrennt (bei mehre Leuten immer praktisch 😁), und die Küche ist relativ groß und hell.
Im Keller gibt ein einen Raum mit Waschmaschinen (jede Wohnung hat ihre eigene) und einen Trockenraum. Es gibt einen Fahrradkeller und zusätzlich haben wir noch ein eigenes Kellerabteil.

I am moving out soon for personal reasons, and I'm looking for replacements in this apartment. There are two free rooms, that are being renovated at the moment, and another one (room 3) starting from 08.08, and you're free to choose one or multiple. The most outstanding feature of the WG are the bunk beds in the rooms, which stay here, and outside of those and a desk in room 3, the rooms are unfurnished.
Bathroom with shower and toilette are separate (which is always practical with more people 😁). The kitchen is relatively big and bright.
In the basement we have out own washing machine (each apartment as one) and space to hang our clothes. There's space for bikes and we also have our own private cellar.
Das Haus liegt ca. 10 Laufminuten vom Hauptbahnhof und von Stadtzentrum, der nächste Supermarkt (ein Combi) ist keine 5 Minuten entfernt. Mit der Bahn braucht insgesamt ca. 20 Minuten zur Uni, mit Fahrrad und Auto kommt es auch ungefähr auf diese 20 Minuten aus.
Solltest Du ein Auto gibt es eventuell die Möglichkeit einen Parkplatz auf dem Hof anzumieten (~30€ im Monat) oder Du holst dir einen Anwohnerparkausweis (~30€ im Jahr), es gibt aber auch Parkplätze etwas weiter die Straße runter wo man diesen Ausweis nicht braucht.

The house is about a 10-minute walk from the main train station and the city center, the nearest supermarket (a Combi) is less than 5 minutes away. It takes about 20 minutes to get to the university by train, and about 20 minutes by bike and car.
If you have a car, there may be the possibility to rent a parking space in the yard (~30€ per month) or you can get a resident parking permit (~30€ per year), but there are also some parking spaces further down the street where you don't need this ID.
Die Wohnung wird als Ganzes vermietet und die monatliche Miete beträgt 803€, inklusive Nebenkosten. Nur um eine Vorstellung zu bekommen, wenn man es auf drei Personen aufteilt, kommt man auf 259€ für Zimmer 1 (13,5qm), 276€ für Zimmer 2 (ca. 16 qm), und 258 für Zimmer 1 (ca. 13.5qm). Sie müssten neue Verträge für Internet und Strom abschließen, was aber nicht zu schwierig ist. Ich würde den Tisch und die Bank in der Küche mitnehmen, und für den Rest einen Pauschalbetrag verlangen (z. B. ist der Kühlschrank im Grunde neu), über den wir reden können.
Ich würde dich ermutigen, dich für ein (oder mehrere) Zimmer zu bewerben und dich mit der Vermieterin in Verbindung zu setzen, die sehr hilfsbereit ist und versucht, eine WG mit netten, passenden Leuten zusammenzustellen, und dir dabei helfen wird, dich einzuleben 😄 Hier sind ihre Kontaktinformationen:

The apartment is rented as a whole and the monthly rent is 803€, including ancillary costs. Just to get an idea, when split between three people, it comes 259€ for room 1 (13.5 sqm), 276€ for room 2 (around 16sqm) and 268 for room 3 (around 15sqm). You would have to get new contracts for internet and electricity, which is not too difficulty. I'd take away the table in the kitchen and the cabinet in the bathroom, and ask for a lump sum for the rest (for instance the fridge is basically new), which we can talk about.
I would encourage you to apply for one (or multiple rooms) and get in touch with the landlady, who is very helpful and is trying to put together a WG with nice, fitting people, and will help you settle in eventually 😄 Here is her contact info:
