If you see an offer of someone renting a room or a flat in Roßdörfer Str. 3, 64287 Darmstadt, Alemania in the next weeks/months, DON'T RENT IT!!
The owner of the flats in that building is an scammer. The price of the rooms/ flats are so high (over 450€) for very old, dirty, noisy and empty rooms/flats. Once you're living there, the landlord will try to make you pay more even if you have a contract.
Apart from that, once you leave you won't get your fee/caution back even if the flat is better and cleaner than when you moved in, and the landlord will ignore all your messages, emails and calls.
The building is in front of a Tram/bus stop and a very noisy street. Trams/buses come by every 5 mins and the windows have no isolation, so you can hear everything from 5am to 2am. Also the traffic is horrible and you can hear absolutely everything as if the cars were inside your room. A lot of cars, and specially trucks, drive from 6 am to 11 pm and the noise is horrible. I was leaving there for 5 months trying to find something better and I ended up with health problems due to the lack of sleep and the headaches.
Apart from the rent, you will have to pay for electricity/Strom and internet, and have your own contract. Good luck if your flatmate pay his part, because sometimes they don't do it.
As I told before, you won't get your caution back. I had to pay 1000€ for the caution and once I left the landlord told me that he would give me 300€ as maximum and the rest would be for cost that I had already paid every month (Water and Heating/Heizung). He told me that I could wait until July to get the exact costs and give me the rest, but he has ignored my emails/messages since then and he has kept all the money.
I had to pay:
450€ to the landlord every month (He tried to raise it to 500€ after one month living there with a contract):
-120€ for heating and water.
-330€ rent and other costs.
50 for electricity and internet every month.
And, apart from that, he had keep the caution (1000€) to pay more Heating and Water:
1000€/5months= 200€/month of heating and water apart from the other 120€/month that I was already paying.
(320€/month of heating and water!!!!)
And also, the room it's completely empty so you have to but all the furniture.
The place where I moved once I left this place was 340€/month with everything include!
